Apartment Painting in Dubai: Full Apartments and Single Rooms

Dubai Repair Pro is a Dubai LLC with its own team of painters. We paint apartments of every size, from a studio to a four-bedroom unit in a tower, and we paint single rooms when that is all you need. We also deal with the part many painters ignore: the building. Management approvals, lift booking, parking, working hours and dust control are part of every apartment job we run.

This page covers what our apartment painting services in Dubai include, how painting just one room works, what each apartment size involves, the rules you meet in a building, how long the job takes, what it costs and how to compare quotes. If you want to repaint a whole house or a villa, the house painting page and the villa painting page cover those jobs.

The quickest way to start is to send photos of your apartment on WhatsApp at +971 55 209 9785. We will tell you what we can price from the photos and what needs a visit. A site inspection costs AED 100.

Apartment painting services in Dubai: what we cover

We offer apartment painting in Dubai as a full-apartment repaint, as a partial job such as the bedrooms only, or as a single room. The table shows the main jobs and who usually asks for them.

JobWhat it coversWho usually asks
Full apartment repaintWalls and ceilings in every room, with doors, frames and skirting if you want them includedOwners refreshing a unit, tenants and families moving in

Doors, frames and skirtingInternal doors, frames, skirting and built-in joineryOwners doing a full refresh
Wardrobes and kitchen cabinetsBuilt-in wardrobes and cabinet doorsOwners who want the look to match
BalconyBalcony walls, ceiling and railingsOwners and tenants with a usable balcony
Surface repair before paintingCracks, hollow plaster, nail holes, stains, damp treatmentAnyone whose paint is peeling, flaking or marked
Handover and move-in repaintA fast repaint of an empty unitLandlords, agents and tenants leaving

We also offer a colour consultation. Many apartment residents know they want a repaint but have not decided on a colour, and the best moment to decide is during the inspection, with the real walls and the real light in front of you.

One team handles the surrounding trades. If your repaint turns up a damp wall, an old bathroom floor or tiles you want replaced, we install tiles (tiles installation in Dubai), and we handle waterproofing, so the painter is not waiting on someone else.

The same team that quotes your job paints it. We employ our own painters and do not subcontract the painting.

Room painting services: painting just one room

You do not have to repaint a whole apartment to get a professional finish. Our room painting services cover a single bedroom, a living area, a study, a hallway or one accent wall, and the job is quoted on its own.

Why people repaint one room

The usual reasons are practical.

  • A stain or a repair. A leak, a repaired crack or a patch of damp leaves a mark that does not match the rest of the wall.
  • A new use. A spare bedroom becomes a nursery, or a study becomes a bedroom.
  • A colour change. One room feels dark, dated or cold, and the rest of the apartment is fine.
  • A new floor or furniture. The room is being refurnished and the walls no longer suit it.
  • Wear in one place. A child's bedroom, a hallway or a kitchen wall wears faster than the rest.

A single room is not a small job in every way

A room takes the same steps as an apartment: covering, repair, sanding, primer and two coats. The difference is the number of rooms, not the number of steps, so a single room costs less than an apartment but more per square metre than a whole-apartment job. That is normal, and it is the reason single-room prices carry a floor, such as the minimum we state in the cost section.

Matching a colour that already exists

The most common problem with painting one room is the join. If you repaint a wall to match the room next door, the new paint can look different from old paint that has faded in the sun. We match the existing colour as closely as the wall allows, and we paint to natural breaks such as corners and ceiling lines, not mid-wall, so a small difference does not show as a patch. If you want the colour to match exactly, we recommend repainting the full wall.

Accent walls

An accent wall is the cheapest way to change how a room feels, and it works best on the wall you look at first from the door, or the one behind a bed or a sofa. We recommend a colour one to three shades deeper than the others, or a contrast that you will still like in two years. Dark accent walls need extra coats, which we state in the quote. For decorative finishes and feature walls beyond a simple accent wall, see our wall painting Dubai page.

Apartment painting by BHK

Apartment painting in Dubai is usually described by BHK, which stands for bedrooms, hall and kitchen. The size of the job follows the BHK, but the number of bedrooms is only a guide, because floor areas differ widely between buildings. A 2BHK in one tower can be the size of a 3BHK in another. That is why we measure before we quote.

What each size involves

ApartmentWhat it usually includesWhat changes the job
StudioOne main room, a small kitchen, a bathroomCeiling height, a balcony, whether it is furnished
1BHKOne bedroom, a living and kitchen area, a bathroom, a hallwayWardrobe size, balcony
2BHKTwo bedrooms, living and dining area, kitchen, two or more bathroomsFurnishing, ceiling height, wall condition
3BHKThree bedrooms, larger living area, maid's room in some unitsNumber of rooms, bulkheads, built-in wardrobes
4BHK and largerFour or more bedrooms, large reception rooms, hallwaysDouble-height areas, stairs in duplexes, balconies

Wall area, not floor area

Painters price by the area to cover, and the wall area is much larger than the floor area. As a rough guide, a two-bedroom apartment of around 90 square metres of floor can have 220 to 260 square metres of walls, before ceilings. The figure for your apartment depends on ceiling height and the number of partitions, which is why a measured quote is more reliable than a price per BHK from the internet.

Duplexes and penthouses

Duplex apartments and penthouses have stairs, double-height walls and sometimes terraces, and they take longer than the BHK suggests. We inspect them in person, and the quote includes the access equipment for high walls.

If you are searching for 1 BHK painting cost in Dubai

This section is for anyone pricing a one-bedroom apartment. Our indicative figure for 1BHK painting is in the cost section below. The number covers walls and ceilings in normal condition, and it moves with the size of the unit, the wall condition and whether you want doors and wardrobes included.

Building rules and access in a Dubai apartment

An apartment job is not only a painting job. You live in a shared building, and the building has rules. A good apartment painter deals with them before the crew arrives, and tells you what you need to do.

Management approval and work permits

Most towers require approval for any maintenance or fit-out work, and many require a work permit or access form for contractors. The requirements differ by building and management company. Some ask for a copy of the trade licence, the names of the workers and a short description of the job. Tell us the building name when you contact us. We tell you what we need from you and prepare the paperwork with you, and if the building asks for the owner's approval, we tell you before the job is booked.

Working hours

Buildings set the hours when noisy or dusty work is allowed. We follow them. If your building allows weekends or evenings and approves it, we can use those hours to shorten the schedule. If it does not, we plan the job around the hours that are allowed.

Lifts, loading bays and parking

Paint, ladders and equipment have to get to your floor. Many towers require lifts to be booked and protected, loading bays to be reserved and contractor parking to be arranged in advance. We ask about this at the start, and we plan the delivery of materials around it.

Security and passes

Crew members need to be signed in, and some buildings issue temporary passes. Give the security desk the names we send you, and tell us if the building needs ID in advance.

Dust, noise and neighbours

Sanding makes dust and noise, and the neighbours notice. We cover the floor, seal doorways and keep the common area clean, and we clean the lift and corridor if the work leaves a mark. If you live on a floor with a shared corridor, a short note to the neighbours before the crew arrives avoids complaints.

Questions to ask your building before you book

  1. Do I need written approval for repainting, and from whom?
  2. Do contractors need a work permit, and what does it require?
  3. What are the permitted working hours, including weekends?
  4. Do you need to book the lift or loading bay?
  5. Is there a deposit for lift protection or damage?
  6. Where can the crew park?

How an apartment painting job runs, with timings

An apartment job follows the same order each time. The timings depend on the size of the unit, how many repairs it needs and whether you are living in it.

Step 1: Inspection. We walk the apartment, check every room, measure the walls, note repairs and agree colours and finishes. The inspection fee is AED 100, and a written quote follows.

Step 2: Building approval. We tell you what the building needs, and prepare the paperwork with you.

Step 3: Protection. Floors, windows, sockets, fittings and fixed furniture are covered or masked. Movable furniture is gathered into the middle of the room and covered.

Step 4: Preparation and repair. Cracks are filled, nail holes are patched, loose paint is scraped, hollow plaster is repaired and the surface is sanded.

Step 5: Primer or sealer. Patches and stained areas are primed so the topcoat dries evenly.

Step 6: Application and handover. Ceilings first, then walls, then woodwork, with two coats on most walls. We walk the apartment with you with a light held flat against the walls, and we correct what we find before we leave. The one-year workmanship warranty starts at handover.

An empty apartment is quicker than a furnished one, and a home with many repairs, a dark-to-light colour change or a textured wall takes longer. The quote states the schedule.

Bathrooms, kitchens and balconies

Three places in an apartment cause most repaint failures: bathrooms, kitchens and balconies. They share one rule: the paint has to suit the conditions, and the surface has to be dry and clean first.

Bathrooms

Bathrooms have moisture, steam and little ventilation. If the extractor fan does not run or the window does not open, paint will peel and mould will return, whatever the paint. We check the fan, treat existing mould and use a moisture-resistant or anti-mould paint. If you have a leak or damp that keeps returning, the cause has to be fixed first, and we can waterproof the area before painting.

Kitchens

Kitchen walls collect grease and steam, especially above the cooker. We degrease before painting, because paint does not stick to grease. A washable satin finish is easier to wipe than matt, and is our usual recommendation for kitchens. We also paint kitchen cabinet doors if you want them refreshed.

Balconies

Balcony walls and ceilings face sun, heat, dust and, in some towers, sea air. They need a coating that suits the exposure, and the colour must follow any rules the building has about balcony and facade appearance. Ask your building before you change the colour. We use exterior-grade paint and follow the manufacturer's application conditions, and we may reschedule days that are unsuitable.

Colours and finishes for small and bright apartments

Apartments are smaller than villas, and the colours you choose have more effect on how the space feels.

Light in a tower

Apartments on high floors with large windows get strong, direct light, and the same colour looks different in the morning and at midday. A cool grey can look cold in glare, and a warm white can look yellow in evening light. We paint a sample patch on the wall you are changing, and we recommend you look at it at different times of day before you decide.

Small rooms

White and light neutrals reflect light and make a small room look larger, and they show marks sooner, which is why a washable finish matters. A darker colour can make a small room cosy, but it needs more coats and a clean line at the ceiling. If you want a darker colour, we suggest using it on one wall first.

Matching furniture and floors

Floors and furniture are not changing, so the wall colour has to work with what stays. Hold a swatch against the floor, the sofa and the curtains, in the real room, before you choose.

Matt, satin or gloss

Matt hides wall flaws and suits living rooms and bedrooms. Satin wipes cleaner and suits kitchens, hallways and children's rooms. Semi-gloss suits doors, frames and skirting, where wiping is frequent. Gloss shows every flaw below, which is why sanding comes first.

Brands and product lines

We work with the main brands sold in Dubai, including Jotun, National Paints and Dulux, or a brand you prefer. The brand matters less than the product line within it. A quote that names the exact product tells you more than one that says "premium paint".

Apartment painting cost in Dubai and how to read a quote

Apartment painting in Dubai is priced by wall area, condition, finish and access. Two quotes for the same 2BHK can differ without either being wrong, because they may be pricing different jobs: one for two coats of basic emulsion on sound walls in an empty unit, the other with repairs, ceilings, doors and wardrobes included. Compare what each quote includes before you compare the totals.

Our indicative prices

These are starting guides for an apartment in normal condition, with interior walls and ceilings. The written quote after the inspection is the figure that applies.

4BHKFrom AED 1,530
Duplex, penthouse or largerQuoted after inspection

Prices are quoted before 5% VAT. They include paint, preparation materials, covering of floors and furniture, and clearing up after the job. They do not include repair work beyond normal preparation, which is priced separately once we have seen the walls. Doors, frames, skirting, wardrobes, cabinets and balconies are quoted as separate lines, so you can add or remove them.

Why quotes for the same apartment differ

The area basis is the first reason. As the wall-area figures above show, a rate per square foot of floor and a rate per square foot of wall describe very different sums for the same 2BHK. One square metre is about 10.76 square feet, which helps when a rate is in the other unit. A per-room or per-bedroom quote is a third basis, and it only works if the rooms are listed.

Scope is the second reason. In an apartment, the lines most often left out of a cheap quote are ceilings, doors, skirting, wardrobes and balcony walls, and wall repairs get added once the work starts. The third is the paint itself: a basic emulsion and a washable range can sit behind the same words on a quote.

What moves the price

  • Size. More rooms mean more wall area, more paint and more days, as the timing table above shows.
  • Condition. Hairline cracks, nail holes from shelves and TV brackets, and stains from leaks or the air conditioner add repair time.
  • Colour change. Going from a dark accent wall or a previous tenant's colour back to white takes extra coats.
  • Finish. Washable paint for kitchens and hallways and anti-mould paint for bathrooms cost more than basic emulsion.
  • Ceiling height. High ceilings and double-height areas need access equipment.
  • Furniture. A furnished unit needs furniture moved and covered, and an empty one is quicker.
  • Timing. Evening work and short deadlines usually cost more.
  • Building requirements. Permits, lift protection and restricted hours add time.

Living in the apartment during the work

You can stay in the apartment while we paint it, and most people do. The practical rules are short.

  • Room by room. We finish one room before starting the next, so you keep a bed and a place to sit.
  • Furniture in small rooms. Space is tight in an apartment, so we gather furniture in the middle of the room and cover it, or move it into the room we are not working in.
  • Low-odour products. Interior paint with low odour keeps the smell down. Open windows and keep the air conditioning running.
  • Pets and children. Keep them out of the working area, away from wet paint and open tins.
  • Daily clean-up. Dust sheets are tidied, debris is removed and floors are cleaned at the end of each day.
  • Valuables. Remove fragile and valuable items before we start.
  • Work from home. If you work from home, tell us, and we paint the room you use last.

A wall that feels dry is not fully cured. Paint cures through the film over the following days, and the wall marks more easily during that time. Do not hang pictures or push furniture against fresh walls for the period the product guidance gives, which we explain at handover.

Some residents prefer to leave for a day or two, especially with infants or smell sensitivity. That speeds the job, because the crew can work across rooms in parallel.

How to choose an apartment painting company in Dubai

Finding an apartment painting service in Dubai is easy. Judging one is harder. The best apartment painting services in Dubai explain the job room by room, put it in writing and handle your building. Use this checklist when you compare companies, including us.

  1. Check the legal entity. Ask for the trade licence and the company name on it. Your building may ask for a copy too.
  2. Ask who will do the work. Some contractors take the booking and subcontract the job. Ask whether the painters are employees, and meet the supervisor.
  3. Ask how they handle the building. A good company tells you what the building will ask for, and prepares it with you.
  4. Ask for the room list. The quote should list every room, and say whether ceilings, doors and wardrobes are included.
  5. Ask about preparation. Cracks, hollow plaster, bathroom damp and ceiling stains from the air conditioner should be dealt with before painting, not painted over.
  6. Ask for the product name. "Premium paint" means nothing. A named product line does.
  7. Ask for a sample patch. Colour looks different on a real wall in real light, and different again at midday and in the evening.
  8. Check the payment schedule. A small deposit, a mid-point payment and a final payment after the snagging walk is fair. Full payment up front is not.
  9. Ask about the warranty and the snagging walk. Ours is a one-year workmanship warranty, and we give written terms on request. A good company walks the apartment with you at handover and puts how it fixes snags in writing.

If you are comparing apartment painting services, send each company the same photos and the same list of rooms, so you compare like with like.

If you are a tenant, read the rented-property section on our house painting page before you ask anyone to start. Your landlord's written permission comes first.

Buyers who want top apartment wall painting in Dubai before the furniture arrives should book the inspection early. A landlord with a mixed portfolio can use one company for apartment and villa painting services Dubai-wide, because we handle apartment painting services in Dubai and villa painting services in Dubai alike.

Questions

Frequently asked questions about apartment painting in Dubai

How much does apartment painting cost in Dubai?

The price follows the wall area, condition, finish and number of rooms. Our indicative prices start at AED 270 for a single room, AED 720 for a 1BHK and AED 1,170 for a 2BHK, before 5% VAT. The written quote after inspection is the figure that applies.

How long does it take to paint an apartment?

A single room or studio takes one day, a 1BHK one to two days, a 2BHK two to three days, a 3BHK three to four days and a 4BHK four to five days. Repairs, textured finishes and an occupied home add time, and the quote states the schedule.

Can you paint just one room?

Yes. Our room painting services cover a single room, a hallway or one accent wall. A single room is quoted on its own, from AED 270, before VAT.

Do I need my building's permission to paint?

Many buildings require approval or a work permit for contractors, and the rules differ. Tell us the building name, and we explain what is needed and prepare the paperwork with you. If you rent, you also need your landlord's written permission.

Do I need my landlord's permission?

Yes, if you rent. Check your tenancy contract and ask in writing before you repaint, and ask which colours are allowed. Our house painting page explains the rented-property steps in more detail.

Can you paint a studio in one day?

Often, yes, when the walls are in normal condition and the building allows the hours. A studio is one main room with a small kitchen and bathroom, so it fits in a day. Give us your deadline with the quote request, and we confirm before you book.

Do you paint ceilings, doors, wardrobes and balconies?

Yes. They are quoted as separate lines, so you can include them or leave them out.

Can I stay in the apartment while you paint?

Yes. We work room by room, tidy at the end of each day and keep children and pets away from the working area. Some residents choose to leave for a day or two, which speeds the job.

Can I choose the colour and the brand for my apartment?

Yes. In a rented apartment, check the tenancy contract first, because some tenancy contracts ask for the walls to be returned in their original colour. We work with Jotun, National Paints and Dulux, and we paint a sample patch before you commit.

Do you work weekends or evenings?

Where your building allows and approves it, yes. Some buildings have fixed working hours, and we follow them. Tell us your deadline, and we plan around the rules.
