Property Maintenance in Dubai: Looking After the Finishes of Units and Buildings

A tenant has left, the flat needs a repaint, the grout in the second bathroom has cracked and nobody is sure whose job it is. That is property maintenance for a landlord in Dubai, and most of it is surface work. Dubai Repair Pro is a Dubai LLC with its own employed crews, and as a property maintenance company in Dubai we look after one part of the job: the finishes. That means paint, tile and grout, sealant, ceilings, waterproofing and the repairs to walls that go with them.

This page is for landlords, property managers, owners' associations and businesses that look after more than one home, or a whole building. It shows which part of maintenance is ours, which kind of property needs what, how we work from a list of faults to a written quote, and how to compare firms and prices. A site inspection costs AED 100, and you get a written quote after the visit. To start, message us on WhatsApp at +971 55 209 9785. If you look after a single home, our home maintenance page is the better place to begin.

Property maintenance company in Dubai: hard services, soft services and the finishes

Property maintenance in Dubai is not one trade. Whichever property maintenance company Dubai landlords hire for the machinery, the surfaces still need someone, and the two jobs rarely go to the same firm. The table shows how the work divides.

Part of a propertyExamplesUsually looked after byOurs?
Hard servicesAC, plumbing, electrics, lifts, fire systemsTechnical contractors, or the building's maintenance teamNo
Soft servicesCleaning, pest control, landscaping, pool careCleaning, pest control and pool firmsNo
FinishesPaint, tile and grout, sealant, ceilings, repairs to walls and ceilingsA finishing contractorYes, see painting services and handyman services
WaterproofingRoofs, terraces, balconies, wet roomsA waterproofing specialistYes, see waterproofing

Facilities managers call the first two rows hard and soft services, and we borrow the words to show where we sit. We look after the surfaces. The maintenance works we carry out are all on them. A general maintenance company in Dubai that lists every trade may employ people for each one or pass most of them on, so ask which. Our maintenance team is our own employed crew, and it does the finishing work itself.

Water shows how the split works in practice. A burst pipe goes to the plumber first. Once the cause has been fixed, we repair the stained ceiling and the wall below it. The same order applies to an AC unit that has been dripping down a wall: the machinery comes first, and the surface follows.

Finishes wear differently in a rented flat, a holiday let, a villa and a tower, and the person who decides what gets done is different in each. This table points to the page that covers each one in detail.

Maintenance services in Dubai for landlords and property managers: from a list to a written quote

A manager with an empty unit or a tenant's complaint does not want a discussion about trades. The questions are what is wrong, what it costs and whether it can be done before the next date in the diary. This is how the maintenance service Dubai landlords, agents and managers ask us for runs.

  1. Send a list with photos. Walk the unit room by room and note the holes, marks, chips, cracked grout and failed sealant. Take one close photo of each fault and one wider shot that shows where it is, and add the building and the floor.
  2. First we say whether it is ours. AC, plumbing and electrical faults are not. If a stain comes from the unit above, it goes to the building management first.
  3. Site inspection, AED 100. We examine what the photos cannot show: the condition of the surface under a stain, the state of the sealant, how a ceiling joint has moved.
  4. A written quote, priced before 5% VAT. Each repair has its own line, apart from the repaint, so you can choose which to go ahead with. The quote can go to the owner as it stands.
  5. You say yes. Nothing starts until you approve it. If we find more on site, we tell you before going further, and the quote is updated.
  6. The work. Our own crews do it. They cover the floors and clear up before they leave each day.
  7. Handover. The one-year workmanship warranty runs from the day of handover.

Several units under one owner are quoted after inspection as one package, to a single specification and schedule, so the first unit and the last one match.

A unit in a tower adds the building. Management may want a contractor permit even for finishing work, and sets the hours for noisy and dusty work. We take care of the building's paperwork, NOCs among it, wherever the building asks for one, so give us its name when you write. Who pays for a repair, the landlord or the tenant, turns on the tenancy contract and Dubai's tenancy law. Our handyman services page sets that out.

Building maintenance company in Dubai: common areas, facades and the owners' association

When the job is the building and not a unit, the scale changes. Lobbies, corridors, stairwells, car parks and the facade are shared, so approval usually sits with the owners' association or the building management. Whoever looks after the machinery, the common parts still need painting and repair, and that is planned as one job for the whole building.

Our commercial painting page covers building painting in full: what a job includes, how the work is phased around residents and tenants, and which approvals to check. The facade colour is often set by the owner or the association, so ask the management for the approved scheme before you choose a shade. If a request has to go in, we help you put it together: a colour reference and the scope of work. Exteriors on low-rise blocks have their own points, and the exterior painting page explains them.

The surfaces that matter most are the ones that keep water out. A blocked roof or terrace outlet, an open joint at a balcony or a worn seal in a wet room can all show up as a stain on the ceiling below, which is the late sign of the problem. Our waterproofing and roof waterproofing pages describe the checks and the systems we use.

Maintenance for offices, shops and business premises in Dubai

A business needs the same surfaces kept in order, with one extra limit: it is open. Maintenance work Dubai businesses book is mostly a matter of when. We can paint and repair around a working office or shop, outside opening hours or at weekends where the building permits. That time is priced as a separate line.

A landlord keeping a unit lettable and a tenant keeping it presentable ask for much the same things: walls touched up, ceilings repaired, grout and doors put right. Small repairs of that kind are covered on our handyman services page, and the bigger repaints on commercial painting, which also covers restoring a unit at the end of a lease. If the unit is being fitted out, the finishing goes in around the contractor's programme, as the office fit out page explains.

Holiday home maintenance in Dubai: the surfaces between guests

A holiday home takes more wear than a lived-in one, in less time. Luggage marks the walls, door frames get scuffed and the silicone and grout in the wet rooms darken, while the next guest is already booked. Holiday home maintenance Dubai owners book between stays is a matter of surfaces, and it has a deadline.

We can repaint or touch up quickly in the gap between stays. We fit the dates to your calendar and agree them with you in advance, and the price comes after an inspection. If you own several units, we quote them together, to one specification and one schedule. Cleaning is another firm's work, and so are the AC, plumbing and electrics. A stained ceiling or a cracked grout line is ours once the cause has been fixed.

Best maintenance company in Dubai: how to compare one before you hire

Rankings of the top maintenance companies in Dubai tell you who exists. They cannot tell you which firm suits your property, because the right choice for a whole building is not always the right one for a landlord with a few flats. Property maintenance companies in Dubai are not interchangeable: one looks after the machinery, another the surfaces, and a third says it does both.

There is no single top maintenance company in Dubai and no best property maintenance company in Dubai for every building, so this page ranks nobody. Put these questions to each firm on your shortlist, us included. Ask too whether the Dubai maintenance company that quotes will send its own crew to the property.

QuestionWhat to listen forOur answer
Which part of the property do you look after?A claim to do every trade, with nothing said about who does each oneThe finishes: paint, tile and grout, sealant, ceilings, waterproofing and repairs. Not AC, plumbing, electrics, pest control, pool or cleaning
Does the quote separate repairs from repainting? One lump sum for a unitEvery repair is its own line, so each can be decided on its own
How do you price several units?A rate per unit, quoted before anyone has seen the unitsAfter inspection, as one package to a single specification and schedule
Who says yes before work starts?Work that begins on a spoken go-aheadYou do, on the written quote. If we find more on site, we tell you first
What does the building need?"You arrange the permit"We take care of the building's paperwork, NOCs among it, wherever the building asks for one
Are you licensed and insured, and what is guaranteed?A warranty given in conversationWe are licensed and insured, with copies on request, and give a one-year workmanship warranty from handover

A firm that can answer all six in writing is easier to hold to the job. Ask for the answers with the quote.

Property maintenance cost in Dubai: what the price is made of

How much does property maintenance cost in Dubai? One figure would mislead, so this page gives none. The numbers published online are not alike. One is an hourly rate for a trade, another the fee for managing a property, another a year's contract, another a single repair. None of them knows your units, so none of them can be used to check a quote.

For finishes, the price follows the number of units and how alike they are, the area of wall and ceiling, the condition of the surface under the paint, the number of wet rooms with grout and silicone to renew, and the height or access a job needs, as on a stairwell or a facade. The building matters too, because its hours and permits decide when we can work. After-hours work is its own line. Materials count, and so does whether the job is a single visit or part of a plan.

To compare two quotes, give each firm the same list of units, the same finishes and the same hours, and check the VAT treatment. Our own price is a written quote after the AED 100 inspection, priced before 5% VAT, with each repair on its own line. Our painting cost page explains how painting is priced, and the annual maintenance contract page covers scheduled visits.

Maintenance Dubai: where we work and how to start a job

We work in Dubai only. Our maintenance services Dubai-wide include work in Palm Jumeirah, Dubai Marina, JVC, Al Barsha, Dubai Hills, Jumeirah, Business Bay, Downtown and Mirdif. A search for maintenance near me ranks firms by how close they are. For finishing work, what counts is whether the firm does your trade at all and can get into the building. Towers set their own access rules. Firms that advertise maintenance work in UAE-wide terms may cover other emirates. We do not.

To get a quote you can use, send the list with photos, the building and the floor, and say whether you own, manage or rent the unit. For several units, add the list of units. We tell you whether the work is ours and what a photo cannot show. Then comes the AED 100 inspection, and the written quote follows it. WhatsApp us on +971 55 209 9785 or use the quote form.

Questions

Frequently asked questions about property maintenance in Dubai

What does a property maintenance company do in Dubai?

Its job is to keep a property usable and lettable. That covers the machinery, such as AC, plumbing and electrics, the cleaning and upkeep, and the surfaces. A firm may do all three or only one. We look after the surfaces: wall and ceiling paint, tile and grout, sealant, waterproofing and small repairs, with a written quote before any work starts.

Do you do AC, plumbing or electrical maintenance?

No. Those go to a technical contractor or the building's maintenance team. We repair the wall, ceiling or floor once the cause has been fixed.

Which is the best property maintenance company in Dubai?

No list can say, because the right firm depends on the property. A tower, a block of rented flats and a landlord with three units need different things. Use the questions in the comparison table above. We look after the finishes, with our own employed crews.

How much does property maintenance cost in Dubai?

The number of units, the area, the condition of the surfaces and the building's rules set the price, and a figure that leaves them out tells you nothing. Ours is a written quote after the AED 100 inspection, priced before 5% VAT, with each repair as its own line.

Can you look after several units or a whole building?

For the finishes, yes. Several units are quoted together after inspection, with one specification and one schedule. For a building, we paint and repair the common parts and the facade, phased around the people who use it. We do not run a building's day-to-day services, such as AC, cleaning or security.

Do you offer 24 hour or emergency maintenance in Dubai?

No. We do not do same-day or emergency visits. Water, power and AC faults belong to the technical trades or the building's maintenance team first. Once they have fixed the cause, we deal with the damaged finish.

Do you look after holiday homes?

Yes, for the surfaces. We can repaint or touch up in the gap between stays, with the dates agreed in advance and the price quoted after inspection. Cleaning, AC, plumbing and electrics are other firms' work.

Do you do maintenance work outside Dubai?

No. We work in Dubai only.
