Painting Services in Dubai Marina: Tower Apartments, Balconies and Rentals
Dubai Repair Pro is a Dubai LLC with its own team of painters, and we paint apartments across Dubai Marina. A Marina job is a painting job inside a tower, and the tower has its own rules. The lift has to be booked, the crew has to be signed in, the permit has to be approved and the neighbours have to be kept happy. We plan for all of that before the first brush touches a wall.

This page covers what is different about painting services in Dubai Marina, the building rules and approvals you will meet, how lifts and loading bays decide the schedule, how light, sea views and humidity affect your choice of finish, what to do about balconies, who we paint for, how long jobs take, what they cost and how to compare quotes. For the general guide to painting an apartment, see our apartment painting page.
The quickest way to start is to send photos of the apartment on WhatsApp at +971 55 209 9785, with the tower name and floor. Some apartments we can price from photos, and others need a visit. A site inspection costs AED 100.
Painting services in Dubai Marina: what we cover
We offer painting services in Dubai Marina for every size of apartment, from a studio to a penthouse, as a full repaint, a partial job or a single room. The table below lists the main jobs in a Marina apartment and who usually books each.
| Job | What it covers | Who usually asks |
|---|---|---|
| Full apartment repaint | Walls and ceilings in every room, with doors, frames and skirting if you include them | Owners and tenants repainting a home |
| One room or an accent wall | A bedroom, a living room, a feature wall | Residents changing one space |
| Studio and 1-bedroom | A fast, compact repaint | Investors, tenants, first-time owners |
| 2 and 3-bedroom | A family-size repaint, with several rooms and bathrooms | Owner-occupiers and landlords |
| Penthouse, duplex and larger | High walls, stairs, double-height areas, access equipment | Owners of larger units |
| Balconies | Balcony walls, ceilings and railings, subject to building rules | Owners and tenants with a balcony |
| Handover repaint | A fast repaint of an empty unit before keys change hands | Tenants leaving, landlords re-letting |
| Between-guest refresh | A quick repaint or touch-up between short stays | Holiday-home owners and managers |
| Common areas | Lobbies, corridors, stairwells and car parks | Owners' associations and property managers |
The same team that quotes your job paints it. We employ our own painters and do not subcontract the painting.
We also offer a colour consultation. Marina apartments get strong, changing light, and the colour you choose at the inspection looks different at noon and after sunset, so we paint a sample patch on your wall before you commit.
Painting a Marina tower apartment
A tower apartment is different from a villa or a ground-floor flat in four ways that affect how we plan the job.
The crew and the materials go up in a lift
Paint, ladders, dust sheets and equipment travel in a lift, and that lift is shared with every other resident and contractor in the building. Most towers have a service lift or a time slot for contractors. If the slot is booked or the lift is out of service, work starts late. We ask about lift access at the start, and we plan the delivery of materials around it.
The building decides when you can work
Towers set the hours when noisy or dusty work is allowed, and they often require a contractor permit before the crew enters. These rules protect the neighbours, and we follow them. If the tower restricts work to certain hours, the schedule is built around those hours.
Space is tight
Apartment rooms are smaller than villa rooms, and furniture has little space to move to. We gather furniture into the middle of the room and cover it, or move it into a room we are not working in. We work one room at a time, so the family always has somewhere to sleep.
Light is strong and changes all day
High floors and large windows mean strong direct light, and a finish that looks even at midday can show every roller mark in the evening, when light rakes across the wall. That is why preparation and technique matter more here than in a darker home. We plan for it: even coats, a wet edge and a snagging walk with the light held flat against the wall.
Neighbours are close
Sanding makes dust and noise, and the neighbours are on the other side of the wall. We seal doorways, protect the corridor and clean the lift and landing after use. If you live on a floor with a shared corridor, a short note to the neighbours before the crew arrives avoids complaints.

Building rules, permits and approvals in Marina towers
Every tower in the Marina is run by a building management company, and each sets its own contractor rules. We cannot give you your tower's rules, because they differ and they change, and we do not guess at them. What we can do is tell you what towers commonly ask and help you get the answer for yours.
What towers commonly ask
- Written permission from the owner. If you rent, you need your landlord's approval before you repaint. The unified tenancy contract registered on Ejari requires the landlord's written approval for changes, and even decorative changes can need consent. See our house painting page for the rented-property steps.
- A contractor work permit or access form, requested through the building management, often a few days in advance.
- Contractor documents. Depending on the management and the scope of the work, a tower can ask for a No Objection Certificate, the contractor's trade licence and insurance, and a method statement. Some ask for all of them and some for none.
- Lift booking and protection, with a time slot and sometimes a deposit for lift protection.
- Working hours, including weekends and public holidays.
- Waste disposal, a place and a method for removing empty tins and debris.
- Parking and loading, a bay or a time for unloading.
Painting and approvals
Repainting is internal cosmetic work, which is usually lower risk than structural work, but do not assume it needs no review. Check with your building before you book, in writing, because a tower can refuse access to a contractor without a permit.
The documents we prepare
When you contact us with the tower name, we tell you what we need from you and prepare what the building asks for. For most towers, that includes:
| Document | What it is |
|---|---|
| Trade licence | Our company's licence, copy on request |
| Insurance certificate | Proof of cover, copy on request |
| Worker list | Names and ID details of the crew attending |
| Scope of work | A short description of the painting job |
| Schedule | Dates and hours, agreed with you |
| Method statement | How the work is done, on request |
Questions to ask your tower before you book
- Do I need the management's approval to repaint, and from whom?
- Do contractors need a work permit, and how many days in advance?
- What are the permitted working hours, including weekends?
- Do I have to book the lift or the loading bay, and is there a deposit?
- Which documents does the building need from the contractor?
- Where can the crew park?
- Where do empty tins and debris go?
- Does the building restrict balcony or facade colours?
If your building management asks something we have not listed, tell us and we will provide it.
Who pays for building fees
Any permit fee, lift deposit or parking charge set by the building is charged by the building. We do not add a Marina surcharge. If the building asks for a deposit, we tell you before the job.
Lifts, loading bays and parking
For a Marina job, the lift often decides the schedule more than the paint does. A crew that cannot reach your floor cannot paint it.
Booking the service lift
Many towers require the service lift or a goods lift to be booked for deliveries and for the crew. We ask you to book it, or we book it with you, for the first morning of the job and for any large deliveries. A lift booked late means a delayed start, so we ask for the booking as soon as the date is agreed.
Lift protection
Towers often require the lift to be protected during use by contractors, with padding or sheeting, to avoid damage from equipment. We protect the lift when the building asks, and we clean it after use.
Loading bays
A loading bay lets the crew unload paint and equipment close to the lift. Bays can be booked or limited by time. We plan the first-day delivery for the booked slot, and we keep the rest of the materials in your apartment so we do not need repeat deliveries.
Parking
Street parking near Marina towers is limited, and visitor parking can be time-limited. We ask where the crew can park, and we tell you how many vehicles to expect. If the building provides contractor parking, we use it.
Access and security
The crew signs in at the building and may be issued a temporary pass. We give the security desk the names in advance, and we keep the same crew where we can, so access is predictable. If you are not at home, we agree how we get the key, and we record who holds it.
What a lift delay costs
If the lift is unavailable, the crew waits, and the start slips. We build a buffer into the schedule and tell you at the start which parts depend on the building. If a delay adds days, we say so before it happens, and we explain why.
Light, sea views and humidity
Marina apartments are known for their windows and views, and for the humidity that comes with living close to the water. Both affect how paint looks and how long it lasts.
Glare and colour
Big windows and a bright sky mean strong light. In direct sun, a mid-tone looks lighter than it does on the card, and a cool grey can look colder. In the evening, warm light makes a white look cream. We paint a sample patch on the wall you are changing, and we suggest you look at it in the morning, at midday and after sunset before you decide.
Sun and fading
Walls beside large windows take more sun than walls in shade, and colour fades faster there. Deep, saturated colours fade fastest. For a wall by floor-to-ceiling glass, we suggest a product line with good colour retention, and we suggest expecting to touch up that wall first.
Roller marks in raking light
When sunlight crosses a wall at a low angle, it shows every flaw: roller marks, lap lines, uneven filler. A sound finish needs good preparation, smooth filler, even coats and a wet edge. Satin and gloss show flaws more than matt, so most living areas use a washable matt.
Humidity and bathrooms
Humid air and closed windows leave moisture on bathroom walls and ceilings, and in corners, behind wardrobes and on cold external walls. Where air does not move, mould appears. We treat existing mould, use a moisture-resistant or anti-mould paint in bathrooms and tell you if the extractor fan is not working, because paint cannot fix poor ventilation. If a leak or recurring damp is behind it, the cause is dealt with first. We can waterproof wet areas before painting.
Air conditioning stains
Condensation from air-conditioning units can leave stains and mould on ceilings and walls near the vents. We seal these stains before painting, and we recommend having the unit serviced if the problem returns.
Finishes by room
| Room | What matters | Typical finish |
|---|---|---|
| Living and dining | Strong light, visible walls | Washable matt |
| Bedrooms | Soft look, less wear | Soft matt |
| Kitchen | Grease, steam | Washable satin |
| Bathrooms | Moisture, mould | Moisture-resistant or anti-mould paint |
| Hallway | Scuffs from luggage | Tougher washable finish |
| Ceilings | Dust, vent stains | Flat white ceiling paint |
We work with the main brands sold in Dubai, including Jotun, National Paints and Dulux, or a brand you prefer. The quote names the exact product line.

Balconies and exterior walls in a coastal tower
A Marina balcony faces sun, humidity, dust and sea air. It is also part of the building's face, so the building usually controls what you do to it.
Ask the building first
Many towers set rules on balcony and facade colours, and on what can be changed. Check with your building management before you choose a colour, and get the answer in writing. We prepare a short description and a colour reference for the request if you want one.
What a balcony needs
- Washing, to remove dust and salt deposits, because paint does not grip dirt.
- Repair, of cracks, damaged plaster and hollow patches.
- A primer suited to exterior masonry.
- An exterior-grade coating, made for sun and weather, applied in the conditions the manufacturer sets.
- Care at railings and edges, where the crew works at height.
Weather and timing
Paint manufacturers set a temperature range for application. Balcony work is scheduled for days that suit the product, and we may reschedule days that do not. Sea air and humidity near the coast are part of the conditions we plan for. A balcony ceiling also needs attention, because it gets damp and stains first.
Working at height
Balcony painting in a tower means working at height. We follow site safety rules, use proper access equipment and agree with the building how the work is done. Where the building does not allow external access equipment, we paint from the inside of the balcony only, and we say what that limits.
Balcony railings and doors
Metal railings and balcony doors need a coating suited to metal, with preparation for rust. We quote them as separate lines.

Who we paint for in the Marina
The Marina has several kinds of customer, and each wants something different from a painter. These are the main ones.
Owner-occupiers
Owners living in their apartment want a clean job that fits around family life. We work room by room, keep a bed available and clean daily. We suggest starting with the rooms you can empty most easily and finishing with the entrance.
Investor landlords
Investors want the unit back on the market quickly. A repaint between tenants, with a written schedule, a matched colour and a handover walk, is the usual job. We keep your standard colour on file, so every unit looks the same.
Tenants
Tenants usually repaint at the end of a tenancy, to return the unit in the condition the contract requires. See our move-out painting page for the timeline from notice to keys. If you are renting and want to change a colour during your tenancy, you need your landlord's written permission first.
Short-stay and holiday-home owners
Marina apartments are often let for short stays. Between guests, walls pick up scuffs, marks and luggage damage, and the unit has to be ready again fast. We offer a fast repaint or touch-up between stays, planned with your booking calendar, and quoted after inspection. We aim for a quick turnaround, and we agree the dates with you in advance.
Several units
If you own several apartments in the Marina, we quote them as a package with one specification, one colour and one schedule, and keep the paperwork for the building the same. Multi-unit work is quoted after inspection.
Owners' associations and property managers
Lobbies, corridors, stairwells and car parks need painting too. That is a building job with its own planning, phasing and access, and our commercial painting page covers it. Our property maintenance page explains how we work for managers and associations.
How long a Marina apartment job takes
The time depends on the size of the apartment, the number of repairs and whether it is empty. These are typical durations for an apartment in normal condition.
| Apartment | Typical duration |
|---|---|
| Single room | 1 day |
| Studio | 1 day |
| 1-bedroom | 1–2 days |
| 2-bedroom | 2–3 days |
| 3-bedroom | 3–4 days |
| 4-bedroom | 4–5 days |
| Penthouse or duplex | Quoted after inspection |
What the tower adds
- Permit approval. A work permit can take several days to approve, so we ask for the request early.
- Lift bookings. A delayed or limited slot pushes the start or slows deliveries.
- Working hours. Restricted hours mean fewer working hours each day.
- Access. Parking and sign-in add time at the start of each day.
For a tight handover, tell us the date when you contact us. We tell you whether it is possible, and what the building needs.
A typical Marina job, step by step
Step 1: Inspection. We walk the apartment, check every room, measure the walls, note repairs and agree colours and finishes. The inspection fee is AED 100, and a written quote follows.
Step 2: Building paperwork. We tell you what the tower needs, prepare the permit request and lift booking with you and confirm the schedule.
Step 3: Protection. Floors, fittings and fixed furniture are covered or masked. The lift and common areas are protected if the building asks.
Step 4: Preparation. Cracks and holes are filled, loose paint is scraped, stains are sealed and surfaces are sanded.
Step 5: Painting. Ceilings first, then walls, then woodwork, with two coats on most walls.
Step 6: Snagging and handover. We walk the apartment with you with a light held flat against the walls, correct what we find and clear up. The one-year workmanship warranty starts at handover.
Painting cost in Dubai Marina
Painting an apartment in Dubai Marina costs what it costs anywhere in Dubai: the price follows the wall area, the condition, the finish and the scope. We do not add a Marina surcharge.
Our indicative prices
These are starting guides for an apartment in normal condition, with interior walls and ceilings. The price is set by the written quote after the inspection.
| Apartment job | Indicative price |
|---|---|
| Single room | From AED 270 |
| Studio | From AED 400 |
| 1BHK | From AED 720 |
| 2BHK | From AED 1,170 |
| 3BHK | From AED 1,440 |
| 4BHK | From AED 1,530 |
| Penthouse, duplex or larger | Quoted after inspection |
| Balconies | Quoted after inspection |
| Multi-unit and short-stay turnarounds | Quoted after inspection |
Prices are shown before 5% VAT. They include the paint, the preparation materials, covering of floors and furniture, and the clean-up. They do not include repair work beyond normal preparation, which is priced separately once we have seen the walls. Doors, frames, skirting, wardrobes and balconies are quoted as separate lines.
What the tower can add
Any building fee, such as a permit fee, a lift protection deposit or a parking charge, is set and collected by the building. We tell you what applies as soon as we know the tower, so there are no surprises. High double-height walls in a penthouse or duplex also need access equipment, and the quote says so.
Compare Marina quotes
| Check | Why it matters |
|---|---|
| Area basis (wall or floor) and the measured figure | Stops a low rate hiding a high area |
| Rooms listed, with ceilings, doors and wardrobes separate | Shows what is and is not covered |
| Building paperwork | Who arranges the permit, who pays any deposit |
| Lift and parking plan | Shows whether the schedule is realistic |
| Number of coats | Two coats is the normal minimum |
| Product line named, not just "premium" | The line sets durability and washability |
| Preparation as its own line | Shows whether repairs and primer are included |
| VAT shown separately | Five per cent of a full-apartment quote is a real sum |
| Payment schedule | A large deposit ahead of the first coat is a warning sign |
| Warranty in writing | Without paper, the promise is hard to enforce |
A quote far below the others may have left out the building paperwork or the doors and wardrobes. Ask each company what it includes, and compare like with like.
Choosing a painting company in Dubai Marina
Plenty of painters will say they work in Marina towers. The right company is the one that can explain how it will handle your building and put the job in writing. Use this checklist when you compare painters, including us.
- Check the company. Ask for the trade licence and the company name on it. The tower will ask for it too.
- Ask for proof of insurance. Most towers require it, and you should not have to chase it.
- Ask who will be in your apartment. Some contractors take the booking and hand the job to others. Ask whether the painters are employees.
- Ask how they handle the building. A good company tells you what the tower will ask for and prepares it with you.
- Ask about the lift plan. They should say how materials and the crew reach your floor.
- Ask about preparation. Cracks, holes and stains should be dealt with before painting.
- Ask for the product name. The quote should name the line, not just say "premium paint".
- Ask for a sample patch. Colour looks different on a real wall in real light.
- Check the payment schedule. A small deposit, a mid-job payment and the balance after the snagging walk is fair.
- Ask about the warranty. Ours is a one-year workmanship warranty, and the written terms are available on request.
If you are comparing painting services in Dubai Marina, send each company the same photos, the same tower name and the same list of rooms, so you compare like with like.

Frequently asked questions about painting in Dubai Marina
How much does painting cost in Dubai Marina?
The price follows the wall area, the condition and the scope, and we add no Marina surcharge. Our indicative prices start at AED 270 for a single room, AED 720 for a 1BHK and AED 1,170 for a 2BHK, before 5% VAT. Any building fee is set by the building. The final price is the written quote after the inspection.
Do I need my building's permission to paint?
Most towers ask for approval or a contractor work permit, and the rules differ by building. Ask your management in writing, and tell us the tower name. We tell you what the building is likely to need and prepare the paperwork with you.
Do I need my landlord's permission?
Yes, if you rent. Ask in writing before you repaint, and ask which colours are allowed. Our house painting page explains the rented-property steps in more detail.
How long does it take to paint a Marina apartment?
A studio takes about a day, a 1-bedroom one to two days, a 2-bedroom two to three days and a 3-bedroom three to four days. A permit, a lift booking or restricted hours can add time, and the quote states the schedule.
Can you work around the lift and loading bay bookings?
Yes. We plan deliveries around the building's lift and loading-bay slots, and we ask you to book or to book with us as soon as the date is agreed.
Can you paint my balcony?
Yes, with exterior-grade paint, after washing and repair. Many towers control balcony and facade colours, so check with your building first. We paint from the inside where the building does not allow external access.
Do you paint between short-stay guests?
Yes. Tell us which dates the unit is empty and we plan a fast repaint or touch-up around your bookings. The price is set after an inspection.
Do you do several apartments in the same building?
Yes. Send us the tower, how many units there are, their sizes and the dates you want. We quote the units together, so every apartment gets the same finish.
Can I stay in the apartment while you paint?
Yes. We work room by room, tidy at the end of each day and keep children and pets away from the working area. Some residents prefer to leave for a day or two, which speeds the job.
Do you work weekends and evenings?
Where your tower allows and approves it, yes. Some towers fix their working hours, and we follow them. Tell us your deadline when you ask for the quote.
