False Ceiling in Dubai: Gypsum Ceiling Design, Installation and Repair

A false ceiling in Dubai usually starts with a practical problem. There are AC pipes or wiring you want out of sight, an old ceiling that is stained or cracked, or a room that needs better light than one bulb in the middle. Dubai Repair Pro is a Dubai LLC. We build gypsum false ceilings with our own team, repair damaged ones and paint the result ourselves, so one crew answers for the job from the first frame to the last coat.

This page is for owners planning a new gypsum ceiling in Dubai, owners with an old one that has failed, landlords and tenants who need to know what is allowed, and businesses fitting out an office or shop. It explains what a gypsum ceiling job includes, how gypsum compares with other materials, design ideas by room, how the ceiling is built, what repairs look like, what moves the price and how to choose a contractor. For the paint side of a ceiling, see our interior painting page. If your ceiling is stained because of a leak, start with waterproofing.

The quickest way to start is a WhatsApp message to +971 55 209 9785 with photos of the ceiling and the room. Some jobs we can describe from photos, and others need a visit. A site inspection costs AED 100.

Gypsum work in Dubai is a loose label, and some trades use it for partitions as well. On this page it means gypsum board work on ceilings, bulkheads and recesses, built and finished by our team. Wiring, light fittings and AC equipment belong to other trades. We cut the openings and plan the order of work with your electrician or AC technician.

The same team that quotes your job builds it. We employ our own crews and do not subcontract the ceiling work. We also paint, tile and waterproof, so a ceiling that touches those trades stays with one company.

What a false ceiling does, and when you do not need one

A false ceiling is a second ceiling hung below the concrete slab. A gypsum false ceiling in Dubai is a metal frame covered in gypsum board, which some people call plasterboard. The gap between the two ceilings is the part buyers forget about. It holds ducts, pipes, cables and AC equipment, and the board in front gives you a flat, paintable surface with whatever lighting you choose.

People fit one for a few reasons: to hide services, to cover a slab or an old ceiling in poor shape, to hold concealed or recessed lighting, and to shape a room. A drop over a dining table or a bulkhead around a beam changes how a space reads.

Height is the reason not to. Every false ceiling lowers the room, and the frame and board take space before you count ducts or lights. A drop of 15 cm turns a 2.8 m ceiling into a 2.65 m one, which you will notice in a small room. If height is tight, a shallow border around the edges holds the lighting and leaves the middle at full height. We measure before you decide, because the number often settles the design.

Gypsum ceiling or another material?

We fit gypsum, so we are not a neutral judge. Still, the choice is simpler than the sales pages make it. A gypsum board ceiling gives you a smooth surface in any paint colour. It can step, curve and hide lighting, and a damaged patch can be cut out and repaired. Its weak point is water, because board that soaks up a leak goes soft.

Board is not one product, and neither is the ceiling around it. A gypsum ceiling system in Dubai is a frame, boards and a finish, and each part is a choice. Makers sell three types of board you will see on a quote, and the European board standard, EN 520, labels them Type A, Type H1 and Type F.

BoardUse it forWorth knowing
Standard board (Type A)Living rooms, bedrooms, corridorsThe everyday choice for dry rooms; not for kitchens or bathrooms
Moisture-resistant board (Type H1)Bathrooms, kitchens, toiletsCopes with steam and humidity; it does not cope with a leak or standing water
Fire-rated board (Type F)Places where a fire rating is specifiedAsk the supplier for the data sheet; the rating belongs to the tested ceiling system, not to the board alone

Other ceiling materials exist, and we do not fit them. If one of these suits your room better, a specialist supplier is the right call.

MaterialWhat it is likeDo we fit it?
PVC panelsReady-made planks or panels that click together and wipe clean; shapes are limited to the panel profilesNo
Aluminium or steelTiles or planks on a visible or hidden grid; common in offices and shopsNo
TimberSlats or panels for a warm look; heat and humidity affect timber, so ask about the finish and the careNo
Glass or backlit panelsFeature panels, usually over a small areaNo

Be careful with absolute claims in any ceiling brochure, such as "100% waterproof" or a 25-year life. Ask which test and which standard sits behind the claim, and what the written warranty says.

Gypsum false ceiling design ideas for Dubai homes

Good false ceiling design in Dubai starts with the room's height and its air conditioning, not with a picture. Any Dubai false ceiling design has to work around the AC equipment and pipes already above the ceiling.

Living room

A flat centre with a cove around the edge is the safe classic. A shallow drop hides an LED strip that washes the ceiling with light, and downlights go only over the seating and the dining table. A ceiling with thirty identical spots looks busy, so cut fewer openings than you think you need.

Bedroom

Keep it calm and low in glare. Indirect light around the edge, with a dimmer set up by your electrician, works better than a bright spot in the centre. A recess along the window wall can hide a curtain track and gives the curtains a clean line.

Kitchen and bathroom

Use moisture-resistant board, a plain flat finish and a washable paint. Plan the opening for the extractor fan before the board goes up. Skip deep recesses, because they collect grease and dust and are awkward to clean.

Corridors and entrances

This is where bulkheads earn their place. A boxed drop hides the duct and pipe runs that cross the ceiling, and a hatch gives access to the AC unit. A narrow corridor can take a simple linear light better than a row of spots.

Majlis and formal rooms

Larger formal rooms can carry stepped trays and bolder edge detail, if the height allows. The more levels, the more joints, so these ceilings need the most careful finishing.

Planning the lights

Think in layers: background light from a cove, task light where you read or cook, and accent light for a wall or a piece of art. Every position goes on the plan before the board goes up, because each opening is cut once. Moving a light later means patching the board and repainting around it.

Finish and colour

A matt white ceiling hides small flaws and bounces light around the room. Gloss and satin show every joint, so they suit woodwork better than a large ceiling. A coloured ceiling can work in a bedroom or a dining room, but it makes the room feel lower, so we suggest it only where the height is generous.

Bring a photo of a ceiling you like. We tell you how much height and detail it needs, and if your room can spare it.

On the left a bedroom ceiling with a black recessed shadow-gap line forming a rectangle above black glass wardrobes, on the right a formal room with a stepped gypsum ceiling, recessed lights, a crystal chandelier and dark panelled walls above a parquet floor.

How a gypsum false ceiling is built, step by step

Gypsum board work follows the same order on every job, whatever the design.

Step 1: Survey. We measure the room, note the slab height and find what sits above the old ceiling: ducts, pipes, cables, AC units, smoke detectors and sprinkler heads. We mark where lights, hatches and AC outlets will go. This step sets the final height.

Step 2: Agree the design. The drop levels, the edge details and the light positions are settled with you before anyone drills. Changing a cove after the board is up costs more than changing it on paper.

Step 3: Services first. Your electrician runs the cables, and the AC technician fixes the equipment. Drains and pipes above the ceiling should be tested before they are covered. Closing a ceiling over an untested pipe is how a repair turns into a demolition.

Step 4: The frame. Metal channels hang from the slab on hangers and are set level. A chandelier or a ceiling fan gets its own fixing into the slab. It should never hang from the board.

Step 5: The boards. Boards are screwed to the frame with the joints staggered, and the board type matches the room. Openings for lights and hatches are cut at this stage.

Step 6: Joints. Joints and screw heads are taped and filled in coats, then sanded smooth. This is the step that decides whether lines show up in six months. It also makes fine white dust, so we cover floors and furniture first and clear up before we leave.

Step 7: Paint. A sealer goes on first, because bare filler drinks paint unevenly. Two coats follow, once the filler is fully dry.

Step 8: Handover. We walk the room with you with a light held flat against the ceiling, which shows up joints that daylight hides, and we correct what we find. The one-year workmanship warranty starts at handover.

Living at home during the work

For one or two rooms you can usually stay in the home. Drilling into the slab is loud and sanding the joints is dusty, so the room being worked on is out of use until we have cleared up and the paint has dried. We cover floors and furniture and close off doorways where we can. For a whole villa, or a family with young children, we plan the rooms in an order that keeps the bedrooms and the kitchen in use for as long as possible, and we agree that order with you first.

Lighting, AC and fire safety above the ceiling

What sits above the board matters as much as what you see below it.

Lighting. LED strips and downlights need drivers, which are small power units, and those should stay reachable through a hatch. Our team cuts the openings and builds the cove, and your electrician connects the fittings.

Air conditioning. In many apartments the AC fan coil unit sits above a corridor or bathroom ceiling behind a small hatch. Its filter and drain tray need regular cleaning, so the hatch has to stay and be large enough for a technician to work through. A neat gypsum ceiling with no hatch is a repair bill waiting to happen. AC drain leaks are also a common cause of stains on gypsum, so a drain that has been tested before the ceiling closes saves you trouble later.

Fire and smoke devices. Smoke detectors and sprinkler heads must keep working and stay reachable. Tell us where they are. We do not move them ourselves, because the building and its fire contractor decide that. If the building specifies fire-rated board, we use it and keep the data sheet on file.

Gypsum ceiling repair: cracks, sagging and water damage

Most gypsum work that goes wrong goes wrong at the joints or at a leak. Fix the cause first, because a new coat of paint over an active leak only hides the stain until the next leak.

What you seeUsual causeWhat we do
Thin lines along board jointsMovement, or joints that were never taped properlyOpen the line, tape, fill, sand and repaint
A crack where ceiling meets wallNormal movement between the wall and the ceilingCut the line, fill with a flexible filler and repaint
Brown or yellow stainAn AC drain leak, a pipe above, or water from the floor aboveFind and stop the source, let the board dry, seal the stain and repaint if the board is still firm
Soft, bulging or sagging boardThe board has soaked up waterCut out and replace the board, then finish and paint
Black or green spotsDamp that stays in the boardCure the damp, treat the surface and replace any board that is soaked
Screw heads showingLoose fixings or board that has movedRe-fix, fill and repaint
Peeling or bubbling paintMoisture behind the paint, or poor preparationRemove the loose paint, find the moisture, prime and repaint

Board that has soaked up water loses strength, and a sagging ceiling can come down. Keep people and furniture out from under it and send us photos. Water-damaged board must be replaced, not painted over, which is also what we say about drywall in wall painting.

A stain on a firm ceiling is a different job. If the board is dry and solid, we seal the stain with the right primer and repaint it. We tell you at the inspection which of the two you have.

If the water comes from a balcony, a bathroom floor or the roof, the waterproofing has to be fixed before the ceiling is. See our waterproofing and roof waterproofing pages. Because we do both trades, one company traces the leak and repairs the ceiling it damaged.

When we replace instead of patching

Patching suits a few cracks, one stain or a small soft patch. We recommend a new ceiling when joints have opened across most of the room, when large areas of board are soft, or when the same leak has come back after a repair. In those cases the patches would cost more time than starting again, and they would still show. We say so in the quote and show you the photos that led us there.

Looking after a gypsum ceiling

Look at the ceiling after heavy rain and after the AC has been serviced, because a new stain is easier to fix early. Do not hang heavy items from the board. Run the bathroom extractor fan during and after showers so steam does not sit in the board. A painted ceiling can be wiped with a barely damp cloth, never a wet one.

False ceiling cost in Dubai: what moves the price

People ask for a gypsum board ceiling price in Dubai as a single figure. There is no honest single price for a false ceiling, so we do not publish one, and two rooms of the same size can be priced very differently. These are the things that decide it.

What changesWhy it matters
AreaMore ceiling means more board, frame and finishing
Levels and edgesEvery drop and every cove adds framing and joints
CurvesCurved runs take more time than straight ones
Board typeMoisture-resistant and fire-rated board are separate lines on the quote
OpeningsEach light, hatch and vent is cut and finished by hand
Old ceilingTaking down and removing an existing ceiling adds work
Access and hoursLift booking, restricted hours and the floor you are on affect the schedule
FinishThe paint product line and the number of coats
Repair workReplacing soaked board costs more than patching a crack

Here is how we quote. We inspect for AED 100, measure the ceiling and check what sits above it. The written quote then lists each ceiling, the board type, the openings and hatches, the finish, the price before 5% VAT, the schedule and the warranty terms. Compare two false ceiling prices only when both quotes name the same board, the same number of openings and the same coats of paint.

Ways to keep the cost down

Fewer levels cost less than many, and a shallow border drop costs less than a full drop across the room. Fewer lights mean fewer openings to cut and finish. Standard board in the dry rooms and moisture-resistant board only in the wet ones keeps the board lines sensible. Doing the ceiling in the same visit as the room's painting saves a second round of covering and clearing up. The biggest saving is deciding the design first, because changes after the board is up are the expensive ones.

Choosing a false ceiling company in Dubai: what to ask

Plenty of people do false ceiling work in Dubai, and many of them are skilled. Many are also hired by a company that then passes the job to someone you never meet. A gypsum contractor in Dubai can be one tradesman with a van or a firm with a supervisor and a warranty, and the price alone will not tell you which. Ten questions sort the good false ceiling companies in Dubai from the rest, and we are happy to be asked them.

  1. Check the company. Ask for the trade licence and the company name on it. Your building may want a copy.
  2. Ask who builds it. Some gypsum ceiling contractors in Dubai take the booking and subcontract the work. Ask whether the crew are employees, and meet the supervisor. Ours are employees.
  3. Get the board type in writing, room by room. Bathrooms and kitchens should not be on standard board.
  4. Ask what the finish includes. Joint filling, sanding, a sealer and two coats of paint should be on the quote, not left for another company.
  5. Ask who cuts the openings. Lights, hatches and vents should be marked before the board goes up.
  6. Ask who deals with the building. Permit, NOC and lift booking should have a name next to them.
  7. Ask for dates, and what happens if the building delays access.
  8. Ask for the warranty in writing. Ours is a one-year workmanship warranty, with the terms in writing on request.
  9. Look at a finished ceiling in person. Hold a torch flat against it. Photos hide joints that a low light shows.
  10. Compare quotes line by line. A very low quote may leave out the finish, the hatches or the paint.

The best false ceiling contractors in Dubai answer all ten without hesitation and put the answers in the quote. If a gypsum ceiling company in Dubai will not, that tells you what the job will be like.

Building rules and approvals for ceiling work

Most towers require approval for any maintenance or fit-out work, and many ask contractors for a work permit or an access form. A new ceiling is fixed to the slab and can cover services, so a building may want a short description of the job before it says yes. The rules differ by building and by management company. Some ask for a copy of the trade licence, the names of the workers and a short description of the job.

We deal with building paperwork, including NOCs where a building requires them, before work starts. Tell us the building name when you contact us, and we tell you what we need from you. Buildings also set the hours when noisy or dusty work is allowed, and we follow them.

If you rent, get your landlord's approval in writing before any ceiling work starts. In a villa you own, interior ceiling work is usually your decision, but check your community's rules for anything that changes the outside of the house.

Ceilings in villas, apartments and offices

Villas

A villa job is usually bigger: several rooms, more height and more freedom with cove lighting. Ceilings under a roof or a terrace are the ones that stain, so if the roof has leaked, the roof comes first. A double-height living room is a different job from a normal room, because of the access it needs, so tell us about it at the start. A villa is quoted after an inspection, room by room. For a whole-house job, our villa renovation page shows where ceilings sit in the order of work. For a flat or a smaller home, our home renovation page shows the same order room by room.

Apartments

Height is tighter, the building has rules, and equipment above the corridor ceiling needs hatches. The survey matters most here, because the space above an apartment ceiling is crowded. Book the service lift early, since a missed slot can push the job back. For the paint side of an apartment job, see apartment painting.

Offices and shops

Gypsum ceilings are common in offices and shops. Tell us the landlord's rules, the working hours and the fit-out programme. We build the ceiling after the electrical and AC work above it and before the final painting, flooring and furniture, and we agree the dates with your fit-out contractor. Our commercial painting page covers the paint on the rest of the space. Our office fit out page sets out the order of the finishing trades.

Questions

Frequently asked questions about false ceilings in Dubai

How much does a false ceiling cost in Dubai?

It depends on the area, the number of levels and edges, the board type, the openings and the finish, so we price each job after an inspection. The inspection costs AED 100, and the written quote shows the price before 5% VAT. Compare quotes only when they name the same board and the same finish.

How long does a false ceiling take to install?

The time depends on the size of the ceiling, the number of levels and how long the joint filler needs to dry. The quote states the schedule. The building's working hours can change it, so tell us the building when you ask.

Is gypsum or PVC better for a false ceiling?

We fit gypsum, so weigh that when you read this. Gypsum suits you if you want a smooth ceiling in any paint colour, with steps, curves and hidden lighting. PVC panels suit people who want a wipe-clean surface in a set pattern. Ask any supplier for the test standard behind a waterproof claim.

Can a false ceiling hide AC pipes and wiring?

Yes. That is one of the main reasons to fit one. The space above should still be reachable, so we build hatches for AC units, valves and junction boxes. Pipes and drains should be tested before the board covers them.

Can I fit a false ceiling in a rented apartment?

Only with your landlord's written approval, and the building's approval if it asks. Ask before you book anything, and keep the reply.

Does a false ceiling make the room smaller?

It lowers the ceiling by the depth of the drop. If the room is already low, a shallow border around the edge gives you the lighting and keeps the centre at full height. Send us the room height and the drop you have in mind, and we tell you what is left.

Can you repair a water-stained gypsum ceiling?

Yes, once the source of the water is fixed. If the board is dry and firm, we seal the stain and repaint. If it is soft or sagging, we cut it out and replace it, then finish and paint. We tell you which at the inspection.

Do you paint the ceiling after you fit it?

Yes. The same team fills and sands the joints, applies a sealer and paints two coats. You do not need a second company, and no one waits on another trade.

How do I choose a gypsum false ceiling contractor in Dubai?

Start with the licence, ask who does the work, and get the board type and the finish in writing. The ten questions above cover each point. A gypsum false ceiling contractor in Dubai who answers them plainly, and puts the answers in the quote, is worth a visit.
