Commercial Painting in Dubai: Offices, Retail Shops, Warehouses and Buildings
Dubai Repair Pro is a Dubai LLC with its own team of painters. We paint for businesses: offices, retail shops and showrooms, warehouses and industrial units, and whole buildings including facades, common areas and car parks. A commercial job has a constraint a home job does not. The business has to keep running, or reopen quickly, and the painting has to fit around that.

This page covers what our commercial painting services in Dubai include, how the work differs by type of space, how we paint around a working business, what approvals and landlord permissions to check, how long jobs take, what they cost and how to compare quotes. If you are repainting a home, our house painting and apartment painting pages cover that.
The quickest way to start is to send photos of the space on WhatsApp at +971 55 209 9785. Some spaces we can price from photos, and others need a visit. A site inspection costs AED 100.
Commercial painting services in Dubai: what we cover
We offer commercial painting in Dubai for tenants, landlords, property managers, facilities teams and business owners. The table below covers the main commercial jobs and who usually asks for each.
| Job | What it covers | Who usually asks |
|---|---|---|
| Office painting | Open-plan areas, private offices, meeting rooms, reception, corridors, ceilings | Tenants, landlords, facilities managers |
| Retail shop and showroom painting | Sales floors, shopfronts, fitting rooms, back-of-house, brand colour work | Shop owners, brand fit-out teams |
| Warehouse painting | Interior walls, columns, steel, floors, line marking | Operators, logistics firms, landlords |
| Industrial painting | Steel structures, plant rooms, protective and anti-corrosion coatings | Factories, workshops, contractors |
| Epoxy floors | Epoxy coatings on prepared concrete floors | Warehouses, workshops, car parks, showrooms |
| Building painting | Facades, common areas, stairwells, car parks, boundary walls | Property managers, owners' associations |
| Lease-end restoration | Painting a leased unit back to the original colour and condition | Tenants leaving, landlords re-letting |
| Maintenance contracts | A scheduled inspection and touch-ups across a site | Businesses with several units |
The same team that quotes your job paints it. We employ our own painters and do not subcontract the painting. We follow site health and safety rules, and we provide a method statement and a risk assessment on request.
We also offer a colour consultation. Commercial colours do more work than home colours: they carry a brand, they affect how a space feels to staff and customers, and they have to match what is already on other sites. We make those choices with you at the inspection.
Office painting services in Dubai
The challenge in an office is not the walls. It is that people work there. Good office painting services in Dubai start with a plan for the people, not the paint.
Painting an occupied office
We paint occupied offices in phases, so staff keep working. The usual approach is one zone at a time, a floor, a department or a block of rooms, with the next zone cleared in advance and the finished zone handed back before we move on. Staff are moved into a meeting room, a finished zone or another floor, and we agree the sequence with you before we start.
After-hours and weekend work
If you cannot lose working hours, we work evenings, nights and weekends, where the building allows it. That keeps the office open on the days that matter. After-hours work is priced separately, and the quote says how.
What each part of an office needs
| Area | What matters | What we recommend |
|---|---|---|
| Open-plan work area | Large walls, even colour, few interruptions | A washable matt, painted in sections with a wet edge |
| Private offices and meeting rooms | Quiet, clean finish, fewer flaws | Washable matt or low sheen |
| Reception | The first thing visitors see, often a brand colour | Careful colour matching, extra coats if needed |
| Corridors and lift lobbies | Heavy traffic, scuffs from trolleys and bags | A tougher, more washable finish at hand and trolley height |
| Ceilings | Dust, stains from air-conditioning leaks | A flat white ceiling paint, with stains sealed first |
| Bathrooms and kitchenettes | Moisture, steam, grease | Moisture-resistant or anti-mould paint |
| Doors, frames and skirting | Daily contact | Semi-gloss or satin after sanding |
Low-odour and fast-drying products
Fumes are a problem in a building full of people. We use low-odour interior paint, and we plan ventilation so the smell is gone by the next working day. Where you need a quick return, we use products that dry faster, and the quote names them.
Glass, partitions and fittings
Offices have glass partitions, door hardware, signage and fixed equipment. We mask and protect them, and we do not paint over fittings. If a partition has a frame that needs painting, we agree that scope in advance.
Brand colours
If your walls carry a brand colour, send us the colour reference or a sample, and we match it on a patch before painting the whole wall. If a brand colour is the same across several offices, we keep the reference on file, so the next site matches.
If you are looking for office painting services Dubai-wide, send us the building, the floor area and any times you cannot be disturbed, and we will tell you what a phased job looks like for your space.

Retail shop and showroom painting
Retail shop painting services in Dubai are a race against opening time. A shop earns nothing while it is closed, so the job is planned around the shortest possible closure.
A fast turnaround
We paint shops at night and before opening hours where the mall or building allows it, and we plan the job so the shop reopens on a set day. Preparation, painting and snagging are scheduled in a single plan, and the quote states the closure window.
What a shop needs
- Sales floor. Large walls with even colour, and no lap marks under bright lighting, which shows every flaw.
- Fitting rooms and back-of-house. Washable finishes in areas with heavy use.
- Shopfront. Exterior or facade painting where the unit allows it, subject to the landlord's rules.
- Feature walls and brand walls. Accent colours, decorative finishes and brand-colour matching.
- Display and shelving. We protect fixtures, and paint around them or move them with your team.
Lighting changes colour
Retail lighting is bright and often warm or cool in tone. A colour that looks right in daylight can look different under shop lighting. We paint a sample patch and check it under the actual lights.
Mall and building rules
Malls and commercial buildings set rules on contractor hours, access, hoarding and noise. They often require approval, a work permit or an access form, and sometimes a deposit. Tell us the mall or building, and we explain what is needed and prepare the paperwork with you.
Branch rollouts
If you have several shops, we can paint them in sequence to the same specification, and keep the colours and product lines identical. A rollout schedule is quoted as a single plan, with the sites and the dates agreed in advance.
Warehouse and industrial painting
Warehouse painting in Dubai is a different job from an office. The surfaces are bigger, the walls and steel are harder, and the paint has to survive trucks, forklifts, heat and dust. Industrial painting services in Dubai go further, into protective coatings for steel and plant.
Warehouse walls, columns and steel
Warehouse walls are usually concrete or block, and often rough. They need cleaning, repair and a primer that suits masonry before the topcoat. Columns and racking are painted for protection and visibility, and exposed steel needs a coating suited to its conditions.
Floors, line marking and safety
Warehouse floors take wheeled and heavy loads. We prepare the floor and apply a suitable coating, and we mark lines for aisles, walkways, bays, loading zones and hazards. Line marking is a safety job, and we agree the layout with you before we start.
Industrial coatings
Industrial sites often need coatings beyond ordinary paint, such as:
| Coating need | Where it applies |
|---|---|
| Anti-corrosion | Steel structures, pipework, tanks, plant in humid or coastal conditions |
| Fire-rated | Structural steel and surfaces where a fire rating is required |
| Chemical-resistant | Workshops, labs, process areas and floors exposed to spills |
| Heavy-duty floor | Loading bays, forklift routes, workshop floors |
| Protective wall | Impact-prone walls and column bases |
The coating system is chosen from the surface, the exposure and the requirement. We name the system in the quote, and we follow the manufacturer's preparation and application instructions. For fire-rated and chemical-resistant coatings, the specification comes from your engineer or consultant, and we apply it to that specification.
Painting a working warehouse
A warehouse cannot always stop. We paint it in sections, with aisles and bays cleared in turn, and we plan around deliveries, forklift routes and shift patterns. Where you need continuous operation, we paint at night or on weekends.
Working at height
High walls, roof steel and gantries need access equipment. We use platforms or scaffolding with safe working practice, and the quote names the equipment and who is responsible for safety.
If you are comparing warehouse painting services in Dubai, the useful questions are what coating system the quote names, how the floor and walls are prepared, and how the company works around your operations. A lower number that leaves these out is not a lower price for the same job. For a smaller unit, the same questions apply to any warehouse painting services Dubai-wide, from a single bay to a large facility.
Epoxy floor painting in Dubai
Epoxy floor painting services in Dubai are a coating job, not a paint job. Epoxy is a two-part resin that bonds to concrete and forms a hard, sealed, easy-to-clean surface. It suits warehouses, workshops, showrooms, car parks and plant rooms.
Where epoxy suits
- Warehouses and loading areas. A durable, dust-reducing surface for wheeled traffic.
- Workshops and garages. Resistance to oil, grease and cleaning chemicals.
- Showrooms and retail floors. A smooth, decorative surface that is easy to clean.
- Car parks. Marked bays and a sealed surface that resists staining.
- Plant and service rooms. A sealed floor that is easy to hose down.
Preparation decides the result
Epoxy is only as good as the floor under it. The concrete has to be clean, sound and dry, and the surface has to be prepared so the coating grips. That usually means removing oil and old coatings, mechanical preparation to open the surface, repairing cracks and joints, and checking moisture in the slab. Epoxy applied over damp or contaminated concrete peels. We inspect the floor and tell you what it needs before we quote.
What goes on
The system is chosen for the use. A light-duty floor needs a different build from a forklift aisle, and a decorative showroom floor differs from a chemical-resistant workshop floor. The quote names the system, the number of coats and the manufacturer's specification.
Curing and getting the floor back
Epoxy needs time to cure before it takes traffic, and the time depends on the product and the conditions. We give the manufacturer's cure times in the quote, and we plan the job so the floor is back in use when you need it. We also tell you when light foot traffic is possible and when heavy loads are allowed.
Limits
Epoxy is not right for every floor. A slab with moisture problems, a floor that moves, or one that takes heavy impact may need a different system. We say so at the inspection, and we propose an alternative.

Building painting: facades, common areas and car parks
Building painting services in Dubai cover whole buildings: facades, stairwells, lobbies, corridors, car parks and boundary walls. The work is larger, higher and more visible than a single unit.
What a building job includes
| Area | What it involves |
|---|---|
| Facade and external walls | Washing, crack and joint repair, exterior primer, weather-resistant coating |
| Lobbies and corridors | Washable, scuff-resistant finish in high-traffic areas |
| Stairwells | Wall and ceiling painting, often at height |
| Car parks | Walls, columns, ceilings, bay markings and kerb lines |
| Boundary walls and gates | Walls, railings and gates |
| Balconies (communal) | Ceilings, soffits and railings, subject to building rules |
Access and safety
Buildings need access equipment: scaffolding, suspended platforms or mobile towers, depending on height and design. The equipment, who supplies it and who is responsible for safety are in the quote. We follow site safety rules, and we provide a method statement and risk assessment on request. Scaffolding, suspended platforms and similar large access equipment are hired in; the painting itself is done by our own team.
Phasing and communication
A building stays occupied while it is painted. We plan the work in phases, with notices for residents or tenants, schedules for lifts and parking and clear zones for safe access. A short notice posted in advance avoids complaints.
Approvals for buildings
Facade colour is often controlled by the building owner, the owners' association or the community management. Check the approved colour scheme before the work, and tell us the rules. We help you prepare the request, with a colour reference and a scope.
Exterior conditions
Facades face sun, dust, heat and, in some areas, humidity and salt air. We use exterior-grade coatings, and we follow the manufacturer's application conditions. We may reschedule days that are unsuitable.
Building painting is also where condition matters most. Cracks, failing sealant and damp behind facades are fixed before any paint goes on, because paint over a failing surface fails with it.

Working around your business
Most of what separates a good commercial painter from a poor one is how they handle the business, not how they handle the brush. This section explains how we work around yours.
Phasing
We split the site into zones and paint one at a time. The zones, the order and the dates are agreed before the job starts, and each zone is handed back before the next begins.
After-hours, night and weekend work
We work outside business hours where the building allows it. After-hours work needs agreement from building management, access arrangements and sometimes security. Some buildings restrict noisy or dusty work to certain hours, and we follow those rules.
Dust, fumes and noise
We cover floors, furniture and equipment, seal doorways with sheeting and keep sanding dust contained. We use low-odour products indoors and ventilate the area. Sanding and noisy preparation are planned for the quietest hours.
Staff and customer safety
We mark wet paint, barrier work areas and keep ladders and equipment out of walkways. Where customers are present, the working area is cordoned off, and the work is planned so customers do not walk through a painted zone.
Protecting your equipment and stock
We cover IT equipment, display fixtures, stock and records, or ask you to move them. In a shop or warehouse we agree what moves and what stays.
Security and access
Our crew follows your site's access rules: sign-in, passes, escorts and restricted areas. We give you the names of the people attending, and we keep the same crew where we can, so access is predictable.
Daily clean-up
At the end of each shift, dust sheets are tidied, debris is removed and floors are cleaned, so the space is usable the next morning.
Approvals, landlord permission and handover
Commercial painting involves more permissions than a home repaint. Check these before you book.
Landlord and building management
If you lease the space, check your lease and ask your landlord or property manager in writing before you repaint, and ask which colours are allowed. Many leases require the unit to be handed back in its original colour. Most commercial buildings also require approval or a work permit for contractors, and the requirements differ by building.
Authority approvals
Depending on the scope and the building, some work may need approval from the relevant authorities. A paint-only job is usually simpler than a fit-out, but the rules depend on the building and the work. Tell us the building and the scope, and we tell you what we know applies. If your building management or your landlord says an authority approval is needed, we prepare the supporting documents with you.
Trade licence and insurance
Many buildings ask the contractor for a copy of the trade licence and proof of insurance. We are licensed and insured, and we give copies on request.
Lease-end restoration
If you are leaving a unit, painting it back to the original colour before handover can cost less than the deduction. We repaint to a neutral or the original colour, and we match it as closely as the wall allows. Tell us the original colour or send a photo. We also offer move-out painting, which covers handover repaints in more detail.
Fit-out handover
If your fit-out contractor is finishing a space, tell us the handover date, and we agree a painting window with them, so the paint is not disturbed by other trades. We paint after the dust-producing work is done and before the furniture goes in. Our office fit out page shows where the paint falls among the other finishing trades.
How a commercial painting job runs, with timings
A commercial job runs in the same order each time. The timings depend on the area, the number of zones, the conditions and the hours we can work.
Step 1: Inspection. We walk the space, check every surface, measure the area, note repairs and agree colours, finishes and the working hours. The inspection fee is AED 100, and a written quote follows.
Step 2: Planning and approvals. We agree the zones, the schedule and the access with you, and prepare any permit or approval paperwork with the building.
Step 3: Protection. Floors, furniture, equipment and fittings are covered or masked, and the working area is barriered.
Step 4: Preparation and repair. Surfaces are cleaned, cracks are filled, damaged areas are repaired, and the surface is sanded.
Step 5: Primer and coats. Patches and bare surfaces are primed, and most walls get two topcoats. Floors and steel get the coating system named in the quote.
Step 6: Snagging and handover. We walk the space with you, correct what we find and clear up. The one-year workmanship warranty starts at handover.
Typical durations
| Space | Typical duration |
|---|---|
| Small shop | 1–2 nights |
| Mid-size office | A few nights or a weekend |
| Large office floor | Several nights, phased by zone |
| Warehouse walls and steel | Quoted after inspection |
| Epoxy floor | Quoted after inspection, with the manufacturer's cure time |
| Building facade or common areas | Quoted after inspection |
Many things change the timing: the condition of the surfaces, the number of zones, the hours we can work and, for epoxy and exterior work, the conditions. The quote states the schedule.
Commercial painting cost in Dubai and how to read a quote
Commercial painting in Dubai is priced by area, surface, coating, access and working hours. A single price per square metre means little, because commercial jobs differ so much. A low number can describe basic emulsion on clean walls in an empty unit. A high one can include after-hours work, access equipment and a specified coating. Compare what is included before you compare the number.
Our indicative prices
Commercial work is quoted after inspection, because the surface, the coating and the hours decide the price. For simple interior walls in normal condition, our starting guide is the same as for homes.
| Commercial job | Indicative price |
|---|---|
| Interior walls, per square metre of wall area | From about AED 5 |
| Minimum job | From AED 270 |
| After-hours, night and weekend work | Quoted after inspection |
| Epoxy floors | Quoted after inspection |
| Industrial and protective coatings | Quoted after inspection |
| Building facades and common areas | Quoted after inspection |
Prices are shown before 5% VAT. They include the paint, the preparation materials, covering of floors and equipment, and the clean-up. They do not include repairs beyond normal preparation, access equipment, specified coatings or after-hours working, which are priced separately.
How area is measured
Painters measure walls in square metres of wall area, and floors in square metres of floor area. One square metre is about 10.76 square feet, which helps when a rate is in the other unit. A rate per square foot of floor and a rate per square foot of wall are not comparable.
What moves the price
- Area. More area means more paint and more time.
- Surface condition. Cracks, damp, old coatings and contamination add preparation.
- Coating system. Epoxy, anti-corrosion and fire-rated systems cost more than emulsion.
- Height and access. High walls, facades and roofs need equipment.
- Working hours. Night and weekend work cost more than daytime.
- Phasing. Several small zones take longer than one large one.
- Building requirements. Permits, restricted hours and security add time.
- Colour change. Covering a dark colour takes extra coats.
Read a commercial painting quote line by line
| Check | Why it matters |
|---|---|
| Area basis and measured figure | Stops a low rate hiding a high area |
| Zones, floors and phasing | Shows how the business keeps running |
| Surfaces listed (walls, ceilings, steel, floors) | Shows what is and is not covered |
| Coating system and product, not just "premium" | Product line sets durability |
| Preparation listed separately | Shows whether repairs and primer are included |
| Working hours and any after-hours cost | A common extra |
| Access equipment and who supplies it | A common extra on high work |
| Safety documents (method statement, risk assessment) | A sign of a professional contractor |
| Licence and insurance | Often required by the building |
| VAT shown separately | Five per cent of a building-wide quote is a large sum |
| Payment schedule and invoicing | A large deposit before work starts is a warning sign |
| Warranty in writing | A written term is one you can point to |
A commercial quote far below the others may have left out access equipment, after-hours work or the coating system. Ask each company what it includes, and compare like with like.
Invoicing and payment for businesses
We invoice companies, and the quote includes a payment schedule suited to the job: a small deposit, stage payments for larger jobs and a final payment after the snagging walk. We give a VAT invoice.
How to choose a commercial painting company in Dubai
Getting a price from a commercial painting company in Dubai is the easy part. The right one is the company that can explain how it will work around your business, put the scope in writing and show it holds the licence and insurance your building asks for. Use this checklist when you compare contractors, including us.
- Check the company. Ask for the trade licence, and check that the company name on it matches the quote.
- Ask for proof of insurance. Most buildings ask for it, and you should not have to chase it.
- Ask who will be on site. Some contractors take the booking and hand the job to others. Ask whether the painters are employees.
- Ask how they will work around your business. The answer should name phasing, hours, dust control and protection.
- Ask for the safety documents. A method statement and a risk assessment on request is normal for commercial work.
- Ask about access. For high or large areas, the answer should name the equipment and who is responsible.
- Ask for the coating system by name. "Premium paint" means nothing, and for floors and steel the system is the whole job.
- Ask about preparation. The quote should list repairs and surface preparation.
- Check the payment schedule and invoicing. A small deposit, stage payments and a final payment after handover is fair.
- Ask about the warranty. Ours is a one-year workmanship warranty, with the terms in writing on request.
- Ask for references you can see. A site you can visit or a client you can call is more useful than photos.
If you are shortlisting companies, send each the same photos, the same area and the same working hours, so you compare like with like.

Frequently asked questions about commercial painting in Dubai
How much does commercial painting cost in Dubai?
The price follows the area, the surface, the coating, the access and the working hours. Simple interior walls start from about AED 5 per square metre of wall, before 5% VAT, with a minimum job from AED 270. Epoxy, industrial coatings, building work and after-hours work are quoted after inspection.
Can you paint our office without stopping work?
Yes, in phases. We paint one zone at a time, so the rest of the office keeps working, and we can work evenings, nights and weekends where the building allows it. The order of the zones is agreed with you before we start.
How long does it take to paint an office or a shop?
A small shop usually takes one to two nights, and a mid-size office a few nights or a weekend. Large floors are phased over several nights. The quote states the schedule.
Do you work at night and on weekends?
Yes, where the building or mall allows and approves it, and it is priced separately. Some buildings restrict noisy or dusty work to certain hours, and we follow those rules.
Do you paint warehouses and industrial units?
Yes. We paint warehouse walls, columns and steel, mark lines and apply floor and protective coatings. The coating system is named in the quote.
Do you apply epoxy floors?
Yes. We prepare the concrete, apply an epoxy system chosen for the use and give the manufacturer's cure time in the quote. If your slab is damp or unsuitable, we tell you before we quote.
Do you paint building facades and common areas?
Yes. We paint facades, lobbies, corridors, stairwells, car parks and boundary walls, with access equipment and a phased plan. Facade colours often need approval from the owner or association first.
Do I need permission to paint a leased unit?
Yes. Read your lease first, then ask your landlord or property manager in writing, including which colours are allowed. Commercial buildings usually add their own contractor approval or work permit on top.
Are you licensed and insured?
Yes. We give copies of our trade licence and insurance on request, and we provide a method statement and risk assessment for commercial work.
Do you offer maintenance contracts?
Yes. Our annual maintenance for businesses includes a scheduled inspection and touch-ups across your site. Ask for details with your quote. Our annual maintenance contract page explains how a contract for the finishes works and what to check before you sign. For buildings and several properties, our property maintenance page covers the finishes side.
