Plastering Services in Dubai: Which Job Your Wall Has and Who Does It

Ask three firms in Dubai for plastering and you can get three different jobs. The word covers building a wall up from bare block, cutting out a hollow patch and replacing it, and smoothing a tired wall with a thin coat before it is painted. This page sorts the jobs by what you can see, explains skim coat and plaster, says where cement and gypsum belong, and shows how to hire for the part we do.

Dubai Repair Pro is a Dubai LLC with its own employed crews. The plastering services Dubai homes need most are repair and finishing: repairing and levelling the walls and ceilings of a home that already stands, so that paint or tiles go onto a sound, flat surface. We do not build, move walls or plaster new blockwork.

To book a visit, send photos and the name of your building or community to +971 55 209 9785 on WhatsApp. A site inspection costs AED 100, and you get a written quote after the visit.

Plastering services in Dubai: plaster, skim coat or repair, and which job your wall has

Plaster work in construction means covering a bare wall of block or concrete with a layer that makes it flat and hard enough to decorate. Most of what homeowners call plastering is one of the jobs below.

What you seeThe jobWhat it involvesOurs?
A patch that sounds hollow when tappedPlaster repairThe loose plaster is cut back to sound plaster, patched and primedYes

A job with water in it has an order. The plumber or the building fixes the leak, the wall dries, the plaster is repaired and the painter comes last. Reverse it and the repair fails again.

Skim coat vs plaster in Dubai: what each layer is and what a skim coat cannot fix

Plaster is the thick layer. It goes onto block or concrete to even out the wall and give it a hard surface. A skim coat is the thin layer, put on a sound wall to leave a smooth finish for paint. Skim coat meaning, in practice, is smoothness: it makes a wall look flat, and it does not make a failing wall sound.

What is skim coat good for? Walls that look patchy once painted, walls with old filled holes and ripples, and walls where a texture is being taken out. A skim coat plaster mix is finer than the base coat, so it can be worked to a smooth face, and the wall under it has to be right. Skim coat paint is how many people describe the job, and it is two steps: the skim coat, then primer and paint once the skim has dried. Skim coat cement mixes and gypsum ones both exist, and the quote names the product we propose for your wall.

A skim coat cannot fix a hollow patch, because a thin coat over it cracks and lifts with it, or damp, which comes through whatever goes on top. It cannot fix a crack caused by movement, and it cannot hide a deep dip, which needs a base coat first. We find these at the inspection, tell you which applies and price the repair as its own line.

Before tiles, a wavy wall is rendered or skimmed flat first, as our bathroom and kitchen tiles page explains. The preparation for paint is on our wall painting page.

Gypsum plaster vs cement plaster and render: where each belongs in a Dubai home

Cement plaster is cement, sand and water mixed together, and some people ask for it as plaster cement. Cement sand plaster is the usual base coat on block and concrete, and wall cement plaster is what most apartments and villas in Dubai carry under their paint. It is hard and stands up to moisture, so it is the coat for outside walls and wet areas. A cement plaster finish can be left rough as a key for a skim or floated smooth, and fine shrinkage cracks in it are common.

Cement render plaster is the outside version, the coat you see on a villa facade. It takes sun, rain, dust and salt air, so hollow patches and cracks show there first.

Gypsum plaster is lighter, sets faster and gives a smoother face with less work, which is why it goes on dry interior walls and ceilings. It does not suit bathrooms, kitchens or outside walls, where moisture breaks it down. Gypsum plaster vs cement plaster is therefore decided by the room the wall is in, and neither wins everywhere. Gypsum board, the sheet used for hung ceilings, is a different product with its own page: false ceilings.

We repair what is on your wall and choose a repair that suits it. The quote names the material, and if a wall needs a different system from the one it has, we tell you before we price it.

Plaster repair in Dubai: cracks, hollow patches and damp

Plaster repair starts with a tap. Plaster that has let go of the wall behind it sounds hollow and drummy, and no filler or paint will bond to it. We tap the wall at the inspection, mark the hollow areas, cut them back to sound plaster, patch them and prime the repair. Plaster preparation work is most of the job, because a patch is only as good as the edge it sticks to. Wall plaster repair is quoted as a separate line from the painting.

Then comes the question of why it failed. A hollow patch low on a wall, near a bathroom or under a window, often has water behind it. If the wall is wet we say so, the cause is dealt with by the right trade, and we repair once the wall has dried.

Plaster crack repair material depends on the crack. A flexible filler suits hairline cracks. A crack that has opened wider may need mesh over it, and the joint between a wall and a ceiling is taped and filled so that it can move a little without opening again. A wide crack with stepped edges, or one that keeps widening, is another matter. A plaster repair company that fixes it and says nothing about the cause is selling you the same repair twice, so we tell you when a crack looks structural and suggest a building professional looks first. Our wall painting page tabulates the crack types.

Ceilings and outside walls

Ceiling plastering in Dubai is mostly repair of a ceiling that already exists: a stain after a leak has been fixed, a cracked joint, a patch where a pipe or a light fitting was moved. Ceiling plaster repair follows the same sequence as a wall, with one difference. Overhead work is slower and needs a tower or a platform, and that shows in the quote.

On a villa the outside walls are cement render, and external plastering is mostly a matter of keeping it sound. Heat, rain and washing work on it every year, and the streaks under windows and along parapets are water finding its way down the face of the wall. Exterior plastering services for a villa are repair: we tap the wall, cut out hollow render, patch it and treat the cracks, and then the wall is ready for coating. Our exterior painting page covers the washing, priming and coating that follow.

Where the render has failed across a whole wall, patching may not hold. We say that at the inspection, before we quote a repair that would not last.

Plastering company in Dubai: what a visit from us looks like

A plastering company in Dubai that works on homes spends most of its time deciding what a wall needs and less of it applying plaster. This is how it runs with us.

  1. Send photos. Close-ups and a wider shot of each problem, with your building or community. Tell us if a patch sounds hollow.
  2. Site inspection, AED 100. We tap and test the walls, look at the ceilings and look for the cause of any stain, because plaster that keeps failing usually has a reason.
  3. Written quote. Every repair gets its own line, priced before 5% VAT, so you can approve some now and leave others.
  4. The work. Our own employed crews do it, and the crew that repairs a wall also paints it. Crews cover the floors and clear up before they leave each day.
  5. Drying, then paint. A new patch or skim has to be dry before it is primed. The quote sets out the order, and we do not paint over a damp repair.
  6. Handover. Handover starts the one-year workmanship warranty. We deal with building paperwork, including NOCs where a building requires them.

Plastering cost in Dubai: what sets the price and how to compare quotes

How much does plastering cost in Dubai? We give no figure on this page, and the reason is practical. Published rates per square metre count different things. One Dubai contractor's page prints a range without saying how thick the layer is, what the wall was before or whether materials are in it. The cost to skim coat walls in two flats of the same size can differ, because one wall is flat and the other has hollow patches, old texture and cracks to deal with before a skim goes on.

The price moves with the area, the condition of the wall under the finish, how much of it is hollow, how uneven it is, the height of the ceilings and whether access equipment is needed, the material, and how many coats and how much drying time the job needs. Ours is a written quote after the AED 100 inspection, priced before 5% VAT.

A skim coat price per square metre means little until you know what it covers. To compare plastering quotes, ask each firm for the same walls, the same area, the same finish, the same materials and the same VAT treatment. A plasterer's day rate is the price of a day, and says nothing about how many days the wall needs.

Choosing a plastering contractor in Dubai: what to check before you hire

Directory listings of plastering firms in Dubai often show the same company offering plastering beside AC, civil and electrical work. Many plastering contractors in Dubai are general maintenance or building firms, so ask who will be on your site. Put these questions to every firm you consider, us included.

QuestionWhat to listen forOur answer
Who does the plastering, your own crew or a subcontractor?A firm that lists many trades may pass plastering onOur own employed crews
What exactly does the price include? One figure for "plastering" with no list of what it coversEach repair as its own line in the written quote, priced before 5% VAT
How will you find out why the plaster failed?A patch painted over a wet or moving wall fails againWe tap and test at the inspection and tell you if a wall is wet or a crack looks structural
What happens if the wall is worse than it looked?Extras that arrive once work has begunYou hear before we go further, and the quote changes in writing

How long is the work guaranteed, and where is that written?A promise with no termOne year on our workmanship, from handover, in writing

A good quote names the wall, the area and the layers. "Plastering, one lump sum" gives you nothing to hold a firm to.

Plastering and painting together: how to ask for a visit

Plastering and painting services are best booked as one job. The plaster has to be dry before the primer goes on, and the crew that patches a wall is the one who sees what the paint will show. When painting and plastering services are quoted by two firms, the gap between them is where a patch shows through the paint and nobody owns it. Our interior painting page covers the paint and handyman services the smaller repairs.

Photos make a quote comparable: a close-up of each problem and one wider shot that shows where it sits. Add the ceilings and any stain, and for a villa the outside walls. Tell us the building or community and whether you own or rent. A photo cannot show what a tap on the wall does, so the AED 100 inspection comes before the written quote. We work in Dubai only. WhatsApp us on +971 55 209 9785 or use the quote form.

Questions

Frequently asked questions about plastering in Dubai

What is skim coat?

A skim coat is a thin layer of fine plaster over a sound wall or ceiling, applied to leave a smooth surface for paint or tiles. It hides ripples, filled holes and patchy repairs. It adds smoothness and no strength, and it does not stop damp.

Do I need a skim coat before painting?

Not on a wall that is already flat and sound. It is worth the cost when a wall looks patchy or wavy in side light, carries an old texture or has been patched in several places. We say at the inspection whether yours needs one, and the quote prices it as its own line.

Which is better for a Dubai home, gypsum plaster or cement plaster?

Neither, in general. Cement plaster suits outside walls, wet areas and the base coat on block. Gypsum plaster suits dry interior walls and ceilings and does not like moisture. When we repair a wall we choose a repair that suits it, and the quote names the material.

How much does plastering cost in Dubai?

The area, the condition of the wall, how much plaster is hollow, the height and the material set the price, so a figure without them would be a guess. The written quote comes after the AED 100 inspection, with each repair on its own line, priced before 5% VAT.

Can plaster cracks be repaired for good?

Hairline cracks usually can, with a flexible filler, and a wider one may need mesh. A crack that comes back points to a wall that is still moving, or to plaster that was badly applied. We tell you when one looks structural, because an engineer should look at it.

Do you plaster new walls or bare block?

No. We do not build, move walls or plaster new blockwork. Our plastering is repair and levelling on homes that already stand, so that paint or tiles can go on.

Do you repair external plaster on villas?

Yes. We tap the outside walls, cut out hollow render, patch it and treat cracks before the wall is coated. Where render has failed across a whole wall, we say at the inspection whether patching will hold.

Can you do the plastering and the painting?

Yes. The crew that repairs a wall also paints it, so you get one quote and one warranty, which runs for a year from handover.
