The short version is that painting cost in Dubai is set on wall area, condition, finish and access. A number without those four facts is not a price, it is an advert. The table below is where our indicative prices start, and the rest of the page shows what moves them. If you are comparing who to hire as well as what to pay, see painters in Dubai.

These are starting guides for interior walls and ceilings in normal condition. The written quote after a site inspection is the price that counts. The inspection costs AED 100.

What a painting price covers

Before you compare a number, find out what it contains. Six items sit inside every painting quote, and a low price usually means one or more of them has been left out.

  1. Labour. The painters' time, which depends on the area, the number of coats and the preparation. This is the largest part of most quotes.
  2. Paint. The brand, the product line and the finish. A premium line covers better and washes better than an economy line, and costs more per litre.
  3. Preparation materials. Filler, sandpaper, primer, tape and cleaning supplies. Preparation decides how long the paint lasts.
  4. Protection. Covering floors, furniture, sockets and fittings, and moving light items.
  5. Access. Ladders, towers or scaffolding for high ceilings and stairwells.
  6. Clearing up. Removing covers and waste, and cleaning the floors.

Our indicative prices include all six for normal interior walls and ceilings. Repairs beyond normal preparation, doors, frames, skirting, cupboards and balconies are separate lines.

What a price does not tell you

A single figure for "a 2BHK" hides the questions that matter. Does it include ceilings? How many coats? Which paint? Are repairs included? Is the price for an empty flat or a furnished one? Does it include VAT? Two painters can give you AED 1,200 and AED 1,800 for the same flat and both be honest, because they are pricing different jobs.

1BHK painting cost in Dubai

The 1 BHK painting cost in Dubai starts from AED 720 with us, before 5% VAT, for a one-bedroom apartment in normal condition with interior walls and ceilings. With VAT that is AED 756.

A 1BHK usually means a living room, one bedroom, a kitchen, a bathroom and a hall. The painted area depends on ceiling height and layout more than on floor area, which is why two 1BHK flats of the same size can be priced differently.

What a 1BHK job includes at that price

  • Covering floors, furniture and fittings.
  • Washing or degreasing where the wall needs it.
  • Filling hairline cracks and small holes, sanding and spot priming.
  • Two coats of paint on the walls and ceilings of every room in the quote.
  • Clearing up.

What moves a 1BHK price

  • Repairs. Larger cracks, peeling paint, damp marks or damaged plaster are quoted as a separate line after inspection.
  • Doors, frames and skirting. Each one is a separate line, because a door takes far more time per square metre than a wall.
  • Cupboards and wardrobes. The same.
  • Colour change. Going from a dark colour to white needs a primer or an extra coat.
  • Furnished or empty. An empty flat is quicker, and the price reflects the time.
  • Building rules. Permits and fixed working hours can add time. Any fee the building charges is paid to the building.

A worked example

Take a 1BHK in normal condition, painted in white throughout, with the walls and ceilings only.

LineAmount
1BHK, interior walls and ceilings, two coatsAED 720
VAT at 5%AED 36
TotalAED 756

If the same flat also needs the interior doors, the frames and the skirting painted, those are added as separate lines in the quote, each with its own price. Nothing is hidden inside the 720. That is the point of itemising: you can remove a line and see what it saves.

Our apartment painting guide has the full detail of timings, building rules and room-by-room scope.

Room, studio, 2BHK, 3BHK and 4BHK prices

The prices rise with the number of rooms, though not in a straight line. A second bedroom adds walls, but the kitchen, the bathroom and the hall do not double.

ApartmentIndicative price, before VATWith 5% VAT
Single roomFrom AED 270AED 283.50
StudioFrom AED 400AED 420
1BHKFrom AED 720AED 756
2BHKFrom AED 1,170AED 1,228.50
3BHKFrom AED 1,440AED 1,512
4BHKFrom AED 1,530AED 1,606.50

Why a single room costs more per square metre

A single room has a minimum cost because the crew still has to arrive, cover the room, prepare, paint two coats and clear up. That is why a small room costs more per square metre than a whole apartment. If you are painting one room, it is often worth painting the room next to it while the crew is there. The added cost of the second room is lower than the first.

Why the gap between a 3BHK and a 4BHK is small

Past three bedrooms, the extra bedroom adds walls but shares the same hall, kitchen and living areas. The price reflects that. A 4BHK with many built-in wardrobes, a maid's room or a large hall costs more than a standard layout, and we price that from the inspection.

Duplexes, penthouses and larger

Duplexes, penthouses and apartments with double-height spaces are quoted after inspection. High walls need access equipment, which is a large part of the cost.

Villa painting cost in Dubai

Anyone looking up villa painting cost Dubai finds figures from AED 2,000 to AED 35,000, and the reason for that spread is simple. Villa painting cost in Dubai is quoted after inspection with us, and the reason is that two villas with the same number of bedrooms can differ by a factor of two in painted area. Ceiling height, a double-height entrance, a staircase, a majlis, a maid's room, boundary walls and exterior walls all change the figure.

For townhouses, which have a more predictable layout, we publish starting prices:

TownhouseIndicative price, before 5% VAT
2-bedroomFrom AED 1,800
3-bedroomFrom AED 2,500
4-bedroomFrom AED 3,150

How we price a villa

We measure the wall area room by room, add the ceilings, and price the access equipment for high walls and stairwells. Doors, frames, skirting and cupboards are separate lines. The exterior is a separate quote, because it uses different paint, different preparation and different access.

The result is a written quote that lists each room or zone with its own price. You can remove a room or change a finish and see the effect on the total.

What to include when you ask for a villa quote

  • The number of floors, bedrooms and reception rooms.
  • Ceiling height in the main rooms and the entrance.
  • Whether the staircase is open or enclosed.
  • Whether you want the exterior, the boundary wall and the garage included.
  • Whether the villa is empty or furnished.
  • Photos of any damp, cracks, peeling paint or stains.

Why villa quotes differ

Villa quotes differ widely because villas differ widely. A three-bedroom villa on one floor with standard ceilings is a different job from a three-bedroom villa with a double-height entrance, a staircase and a boundary wall. One quote may cover the interior only, and another may add the exterior, the garage and the boundary wall. When two totals are far apart, they usually describe different scopes, so compare what each quote includes before you compare the totals.

Our villa painting guide covers the method, the exterior and the timings in full.

Per m², per room and per square foot

Painting is priced three ways in Dubai, and mixing them is why comparisons go wrong.

BasisWhat it meansThe catch
Per m² or per square foot of wallPrice multiplied by the wall areaThe most accurate if the area is measured
Per room or per bedroomA set price for each roomRooms differ greatly in size
Per square foot of floorPrice multiplied by the floor areaHides ceiling height and wall count
Per apartment size (studio, 1BHK)A set price for the typeLayouts and heights differ

Converting a rate

One square metre is about 10.76 square feet. Our rate of about AED 5 per m² of wall is about AED 0.46 per square foot of wall. A rate of AED 5 per square foot of wall is more than ten times higher, so check the unit before you compare.

Wall area is not floor area

A room that is 4 m by 4 m has 16 m² of floor. With a ceiling at 2.8 m, the four walls add up to 44.8 m² before doors and windows are taken out. The wall area is nearly three times the floor area. A painter who quotes on floor area is making an assumption about the walls, and the assumption is usually that the room has standard height and few openings.

Ask which basis the quote uses

If a quote does not say, ask. A written quote that states "wall area of 140 m², two coats" can be checked. A quote that says "2BHK, AED 1,100" cannot.

What pushes a painting price up

Seven things add cost in nearly every quote. Once you know them, you can decide which ones you can change.

  1. Condition of the walls. Cracks, holes, peeling and stains need repair before painting. A repair is labour and materials the quote must carry.
  2. Dark-to-light colour changes. A deep red, navy or charcoal wall needs a tinted primer or extra coats to cover.
  3. Height and access. A ceiling above the reach of a ladder, a stairwell or a double-height space needs a tower or scaffolding.
  4. The number of doors, frames, skirting boards and cupboards. These are slow to paint well, because they need sanding, priming and drying between coats.
  5. Paint quality. A premium line costs more per litre and covers better.
  6. Special surfaces. Textured walls, wallpaper to be removed, and previous high-gloss finishes need extra work.
  7. Time pressure. A tight deadline, evening work or weekend work adds cost.

Which of these can you change?

Some are fixed by the property: the height, the condition, the layout. Others are your choice: the colour, the paint line, whether to include the doors and skirting, and whether to paint a room or the whole home. When you review the quote, look for the lines you control.

What brings the cost down: affordable house painting in Dubai

Affordable house painting in Dubai comes from a short list of decisions, none of which involves cutting the preparation or the coats. These keep the cost of the job lower without lowering the quality.

  • Empty the rooms. An empty room is quicker and has no furniture to move and cover.
  • Choose a lighter colour. Moving from a mid-tone to white or an off-white needs fewer coats than moving the other way.
  • Keep the same colour. Repainting in the existing colour usually needs the least preparation.
  • Paint the whole home in one visit. The set-up and clean-up cost is shared across rooms.
  • Do the small prep yourself. Clearing walls, taking down pictures and removing curtains saves crew time. Leave filling and sanding to the painters.
  • Choose a standard paint line. A good standard line can serve a rental or a low-traffic room. Keep premium paint for kitchens, children's rooms and hallways.
  • Leave out what does not need painting. Doors that are in good condition, for example, can stay as they are.
  • Offer a flexible date. A crew can fit a job with a flexible start into a gap in its schedule more easily than a fixed date.

What a lower price should never mean

A lower price should never mean one coat where two are needed, no primer on stained or repaired areas, no sanding, or an unnamed paint. Those savings cost more later, when the paint fails and the job is done again.

Cheap painting services in Dubai: where a low price comes from

Cheap painting services Dubai searches turn up dozens of companies, and cheap painting services in Dubai are easy to find. The useful question is not how cheap, but where the low price comes from. There are three honest sources and four dishonest ones.

Honest reasons for a low price

  1. A small, simple job. A single room in good condition with no repairs.
  2. A good paint on a good wall. Less preparation is needed.
  3. Efficient scheduling. A painter with several jobs in the same building saves travel time.

Reasons that cost you later

  1. Fewer coats than the job needs. One coat looks acceptable on day one and patchy within months.
  2. Little or no preparation. Cracks reappear, patches show through, and stains bleed back.
  3. Diluted or cheaper paint than named. If the quote does not name the product, you cannot check.
  4. Workers who are not employed or supervised. A crew assembled for one job has no one to call when something goes wrong, and a warranty from a person you cannot find is worth little.

How to tell the difference

Ask for the quote in writing with the paint named, the number of coats, the preparation listed and the warranty terms. A painter who gives a low price and a detailed quote is probably efficient. A painter who gives a low price and a vague quote is probably leaving something out.

We do not compete on being the cheapest. Our one-year workmanship warranty covers the work we carry out, and the price reflects a team that is employed by us and supervised on site.

How to compare two painting quotes line by line

Two quotes are comparable only when they describe the same job. Put them side by side and check these ten lines.

#CheckWhat to look for
1Area basisWall area, floor area or per room
2SurfacesWalls, ceilings, doors, frames, skirting, cupboards
3Number of coatsTwo as standard
4PaintBrand, product line and finish
5PreparationCleaning, filling, sanding, priming
6RepairsIncluded, excluded or listed as a separate line
7ProtectionCovering of floors and furniture
8ScheduleStart date, duration, working hours
9VATIncluded or added
10WarrantyDuration and what it covers

How to read the result

Mark each line as present, absent or unclear for both quotes. The quote with more unclear lines is not necessarily the dishonest one, but it is the one you cannot compare. Ask the painter to fill in the blanks in writing. A good painter will, and the answer is often that the price is not as different as it looked.

A short example

Quote A says "2BHK repaint, AED 1,000". Quote B says "2BHK, walls and ceilings, two coats of a named premium line, filling and priming listed, one-year warranty, AED 1,170 plus VAT". Quote B is the only one you can compare to anything. Quote A may be the same job at a lower price, or a smaller job at the same price, and the only way to find out is to ask the questions.

For more on reading quotes, see our painting services guide and our guide to interior painting.

Whole home or room by room: the arithmetic

Painting one room at a time feels cheaper, because each invoice is small. The arithmetic says otherwise. Every visit carries the same fixed work: arriving, covering, setting up, cleaning up and leaving.

PlanCost, before VAT
Three rooms in a 2BHK, painted as three separate single-room jobsFrom AED 810 (3 × AED 270)
The whole 2BHK, painted in one visitFrom AED 1,170
Difference for the extra rooms, kitchen, bathrooms and hallAED 360

On our starting prices, painting three separate rooms costs AED 810, and the whole 2BHK costs AED 1,170. For AED 360 more, the kitchen, the bathrooms, the hall and every ceiling are done as well. Separate visits also mean three rounds of dust, three sets of covers and three colour-matching problems, because paint batches and light change over the months between jobs.

Room by room still makes sense when the budget is tight, when the rest of the home is in good condition, or when you are living there and cannot clear several rooms at once. If you plan to do the whole home over time, tell us on the first visit. We keep the colour codes and the finish on record so the later rooms match.

What a failed paint job costs

The cheapest quote is rarely the cheapest outcome. A job that fails costs the original price, the cost of removing the failed work, and the cost of doing it again properly. These are the common failures and what causes each one.

FailureUsual causeWhat the fix involves
Patchy colour in side lightOne coat, a poor roller technique or an unprimed patchAnother full coat, sometimes a primer
Peeling in a bathroom or kitchenWrong paint, no degreasing or no extractor fanScraping, sanding, priming, repainting and fixing the cause
Cracks returning along old linesFiller without a flexible product or without addressing movementRe-filling, meshing and repainting
Stains showing throughNo stain-blocking primerBlocking primer, then the colour again
Blistering on an exterior or damp wallMoisture behind the paintFixing the moisture, then the surface
Door sticking to the frameClosed too soon, or too many thick coatsSanding back and repainting
A colour that looks wrongNo sample patchA full repaint of the affected walls

Every one of these costs more than the preparation it replaced. When a quote is much lower than the others and you cannot see where the saving comes from, the saving usually lies in a line from this table.

How to protect yourself

  • Get the paint, the coats and the preparation written into the quote.
  • Ask for a sample patch on your own wall before a full colour change.
  • Keep the quote, the receipt and the warranty together.
  • Walk through the finished work in daylight and in the evening before you pay the final amount.
  • Report a fault in writing as soon as you see it. Our one-year workmanship warranty covers the work we carry out.

Which quote to ask for, by situation

The right quote depends on why you are painting. Here is how the choice usually runs.

Your situationWhat to ask forWhat to watch
Tenant leaving, and the landlord expects the walls back as they wereWalls and ceilings in the original colour; see move-out paintingCheck your tenancy contract for what it says about repainting
Landlord re-letting between tenantsA fast, plain repaint in a neutral colourKeep a standard colour code for touch-ups
Owner moving in after buyingFull repaint, repairs, perhaps doors and skirtingDo it before the furniture arrives
Owner refreshing a lived-in homeRoom-by-room scope with furniture coveredChoose washable finishes for busy rooms
Several units in one buildingOne specification and a package priceAsk for one colour and one schedule
Villa ownerA zone-by-zone quote including the exterior as its own lineAsk for access equipment to be itemised
Business premisesA commercial quote; see commercial paintingAgree working hours before you sign

If you are not sure which row you are in, tell us the situation when you send the photos. We will say which lines to include and which to leave out.

House painting cost Dubai owners ask about, the cost of painting apartment Dubai tenants ask about and wall painting Dubai price searches all lead to the same answer: the figure is set by wall area, condition and finish. The cost of painting an apartment in Dubai starts from our room, studio and bedroom prices above. House painting and wall painting in Dubai are priced from the wall area: interior walls start from about AED 5 per m² of wall, so check the unit before you compare a wall painting Dubai price.

Extras and add-ons

The base price covers walls and ceilings. These items are quoted as separate lines, so you can choose what to add.

Add-onWhy it is a separate line
Interior doors and framesSanding, priming and drying between coats
Skirting boards and cornicesBrushed work and floor masking
Cupboards and wardrobesDegreasing, special primer, many edges
Balconies and exterior wallsExterior paint, access, building rules
Repairs and re-skimmingPlaster, filler and drying time
Stain-blocking and mould treatmentExtra products and a drying step
Wallpaper removalDepends on how it was fixed
Feature wall or two-tone designTaping, sample, second colour
Waterproofing before paintingA separate trade, quoted with our waterproofing work

When an add-on is worth it

Doors, frames and skirting are worth including when they are chipped, scuffed or a different colour from the new walls. Fresh walls beside tired trim make the trim look worse. Cupboards are worth painting when they are sound, because painting costs a fraction of replacing them. Repairs are worth doing before painting, always, since paint over a defect fails with the defect.

For the best price for interior painting Dubai buyers should compare scopes, and the cost of interior painting in Dubai is quoted per job.

Paying for a painting job

Payment terms are agreed in the written quote. Whatever the terms, a few points are worth checking with any company.

  • VAT is shown separately. Our quotes show the 5% VAT as its own line.
  • A receipt is issued. Keep it with your warranty.
  • Extra work is agreed in writing before it starts. If the crew finds a problem behind a cupboard or under old paint, the change is agreed with you first, and the quote is updated.
  • A large payment up front is a warning sign. Be careful with any company that asks for most of the price before the work starts.

Why a site inspection costs AED 100

A site inspection costs AED 100, and it is the step that turns an estimate into a price. A painter measures the wall area, checks the walls for cracks, damp and old paint, notes the ceiling heights and the access, paints a sample of the colour if you want one, and writes the quote.

What the inspection prevents

  • A quote based on a guess, which then changes on the day.
  • A wall with a hidden problem that nobody has priced.
  • A colour that looks wrong on the wall.
  • A building rule that nobody has checked.

Can I get a price without an inspection?

For a simple job, photos on WhatsApp give a good indication of the price. We tell you what we can price from photos and what needs a visit. The written quote after inspection is the fixed price for the job.

How to get an accurate price fast

  1. Send photos on WhatsApp at +971 55 209 9785: every room, the ceiling, and close-ups of any damage.

Questions

Frequently asked questions about painting prices in Dubai

How much does it cost to paint a 1BHK in Dubai?

Our indicative price starts from AED 720 before 5% VAT, which is AED 756 with VAT, for walls and ceilings in normal condition. Repairs, doors, frames and skirting are separate lines in the quote.

How much does it cost to paint a villa in Dubai?

Villas are quoted after inspection, because the painted area differs widely between villas with the same number of bedrooms. For townhouses, our prices start from AED 1,800 for 2 bedrooms, AED 2,500 for 3 bedrooms and AED 3,150 for 4 bedrooms, before VAT.

Is painting priced by the square foot or by the room?

Both are used in Dubai, along with a price for the apartment type. We quote from the wall area, from about AED 5 per m² of wall, and use room and BHK prices as starting guides. Always check the unit before comparing rates.

Does the price include paint?

Yes. Our indicative prices include paint, preparation materials, covering and clearing up.

Is VAT included in the price?

No. Our prices are quoted before 5% VAT, and the quote shows VAT as a separate line.

Why is one quote so much cheaper than another?

The usual reasons are a different area basis, fewer coats, less preparation, an unnamed paint, or surfaces left out. Compare the quotes line by line before you compare the totals.

Do you charge for the site inspection?

Yes, a site inspection costs AED 100. After it you receive a written quote with each line itemised.

Can the price change after you start?

Once the walls have been inspected, the quote is fixed. If a hidden problem appears, we show it to you and agree any extra work in writing before we do it.

What is the cheapest way to get a house painted?

Empty the rooms, keep to lighter colours, paint the whole home in one visit and leave out surfaces that do not need painting. Do not cut the preparation or the coats.

Do you work in all of Dubai?

Yes. We paint across Dubai, and building permits are handled as part of the booking where they are needed.
